  1. Around here that installation would be flat out wrong and void the manufacturer's warranty.

  3. Personally, I wouldn't take the assumption route - primarily because I like to avoid being wrong. I think a better approach is to raise a question on the panel rating and then let someone else pursue it. That way your chances of making an error are pretty slim.

  7. The tubs should be on a timer for safety / health reasons. Timers will generally run for 15-20 minutes. The agitation of the water can quickly raise body temperature and with some people this can be a particularly dangerous situation. The other concern with these tubs is bacteria which can flourish in the water lines. The CDC has plenty of info on this.
  8. Macs not working with HomeGauge and not accepting memory cards is a big negative for me. If that was not the case then I might make the jump.
  9. Why not say something along the lines of not generally recognized material for this application? You know that to be true and you've left leeway for the manufacturer who may permit it.
  10. I too find older homes to be more work. There can be evidence of several previous remodeling and repair projects and it adds time to the job to sort it all out and finding out what's still in use and what's abandoned.
  11. I agree. I understand what I already have and it works fine for the current needs. Besides, I don't have time to go through a learning curve.

  13. Condensation in a vent or chimney is generally beyond the understanding of most HVAC contractors around here. Quite often I'm inclined to recommend a certified chimney sweep make an initial evaluation. But what I find with that approach is that someone calls the HVAC guy anyway and in those cases the condition is rarely (never) corrected.

  16. A client who sees his inspector in action is a client who knows what kind of effort he is getting for his money. I'd be great it I could do inspections with no one around but it defeats the intent of presenting information to the client. I also don't see the rational of an inspector being in an occupied home without an agent present - a liability issue that goes right off the scale.
  17. I don't think that the agent is so far off base. Around here buyers too often use the report for "demanding" repairs to even the most trivial conditions. Inspectors tend to be merciless in their reporting by over-reacting and trying to cover their butts. What is often lost in the inspection process is a reasonable perspective of the conditions found. In my personal view, I have a legal and moral obligation to my client but at the same time I want to be fair to the seller. For those that think the inspector's job is to go in with both barrels blasting there will be strong disagreement with this.
  18. I delivered on site for many years. Now nothing is written on site. I've got time to think things out which creates a better report. If you're hell bent on money money money then this will not work for you and the caliber of your report will be different from that which many of us produce.
  19. Push comes to shove I'd expect such an answer. Pumping the corrosive gases into the compressor cabinet is just bad practice.
  20. You could reasonably argue that the condition (absent wrap) does not meet "code."
  21. I agree with the Fenix TK41. It's the hands down light for my needs.
  22. Once I get to the point where I'm not confident that a condition is satisfactory I will often stop evaluating it and report a concern. If I've got time and my curiosity is running rampant I'll spend some more time checking things out.

  24. I'm with Marc on this one. I draw the line when paint gets on the bus bars. I'd much prefer to put this in an electrician's lap for a final decision. All you need is for someone to come along and follow panel specs to the letter and you're going down for the count.
