Found this today on a 4200 sq.ft house Download Attachment: roof (Small).jpg 66.11 KB
  2. Looking into maybe using a palm or smart device for reporting. Does anyone have pros or cons for using one of these.
  3. If the air is moving, there should not be a problem. I would advise the home owner not to cover the gable vents.
  4. This looks like what I think it is, however I have been told that some breakers are made for double tapping. How can I tell? These had paint on them and I could not tell. Download Attachment: wires.jpg 20.63 KB b]Download Attachment:[/b] wires2.jpg 19.54 KB

    Roof Repair

I beleive it is 1/12 or maybe 2/12. The wraper around the rolls states this.
  6. I have an inspection coming up on an older house (1940's). The house has a gas floor furnace and this is my first furnace of this type. Any secrets or special things that I need to consider when looking at this.
  7. I'm lucky to be 3/4 completed before the Realtor and client are ready to leave. Hell sometimes they leave and tell me see you later. I'm not slow either, 2-3 hours on 2600 sf. My reports are always done on a pc at the office and then delivered either by e-mail or in person that evening or the next day. Works great for me. I don't feel the need to be neat in the field or have to worry about being accurate. Alot of info comes to me after looking at phots and my notes. My current system is the AHIT system. I purchased a number of hand written reports on ebay and use them as my format in the field. I'm only learning their system so that I can use a note pad when I remember their system. My hats off to other HI's that find a reporting format that works for them. You can spend alot of time looking for it.
  8. thats a huge lift with oil. With water to get 150 psi for a 1 1/2" line ( fire dept. fog nozzel)you need to add 10 psi per floor. water is less than 10 lbs per gal. Not sure what oil weighs. Maybe the unit was in another location and then moved and converted in the attic. Poor judgement anyway.
  9. I must admit that websites are a thing that we all should have. I check all of the time to see how many hits I get each day. Every phone call I ask how did you get my number so that I can control my marketing.
  10. Kurt, Good point, I only tell them of the problem and could care less if they hire a jackass to do the work. Hey if I'm back there again it only gives me more work if they screw it up.
  11. The first thing that comes to mind is the weight of the oil storage. I'm not sure what type of pump would be used if the tank was in another area. Do you have any pics?
  12. Kit Anstey, associate broker at Prudential Fox & Roach's West Chester office should try to sale a house that is not a piece of shit.

    Gas Vent?

If that is a conduit, would there be a problem with gas build up in the small conduit if the csst developes a leak.
  14. I did try the battery. I even left it out thinking that it may need time to re-set. Nothing changed. New battery, nothing changed. I will call them in the AM. Thanks for all of the ideas.
  15. The paper work doesn't give codes and the website doesn't either. I hate to send it back before I get to play with it.
  16. I find it very rare to inspect a house with window screens as most homes in my area have a/c. However we do have some and I only note what I see as I'm looking at the window anyway.
  17. I just received my surveymaster and it doesn't work right. Displays error code E-3. Anyone know what that means.
  18. search is over. I bought a surveymaster and delmhorst accuscan
  19. I have a cape cod house coming up for inspection. My views of the house at realtor.com shows rooms upstairs and it appears to not have any ridge vents. It appears that room trusses were used to create living space upstairs. My question is this. Does there need to be attics vents the same as you would see in a typical gable trussed house. also I can see that there is no attic entrance mainly because there really is no attic.
  20. Looking to purchase a moisture meter, however I don't want to mortage my house for it. And yes I want all of the features that you can get. ANY IDEA'S or suggestions
  21. I use it and it works ok
