  1. I agree as stated in report Ponding, water accumulation, does not slope to drain, flashings to be repaired and repalced as required. New homeowner not happy since new roof was thrown in and paid by seller as part of deal.

So this is a newly resurfaced roof on a home recently inspected. 2 Image Insert: 115.82 KB Image Insert: 268.68 KB Image Insert: 241.38 KB Image Insert: 214.11 KB Image Insert: 196.78 KBmonths old. Owner paid nearly $10,000. to get this roof done New plywood deck and Built up tar & gravel. note roofer re-used original flashings and did not slope toof to the roof drain. We can now swim up there. Owner now wondering what to do next

  5. usually to avoid any issues and get the best possible efficiency nozzle should be replaced yearly. when one has a yearly service and maintenance contract this is usually done during the yearly service and inspection as wellas verfying filters and tune up of the burner.
  6. thx Thats what I thought too for the furnace Like more info on the manufacturer of the furnace. Wonder if th "k" in the serial numbermeans anything.
  7. Greetings all as a fairly new Inspevtor in the business finished an Inpsection of a bungalow today. Ran across the following. Heat Pump Lennox Model: 12HPB24-9P S/N: 5862J01331 Forced Hot Air Furnace Low Boy Model: LAO-110 S/N: K-4497-5 Can anyone help me in decoding the age of these units House was built in 1975 furnace appears original to the house Heat Pump shurly is not and has been retrofitted to existing furnace.   8. except for the fact it may freeze.. is about it need to mention in report make sure there is no trip hazard over the pipe where it exits past deck as uit runs along ground. One couls always give it more slope and lei ti go underground at some point

  10. Sometimes the Oil Line comes in under the slab and not thru the wall Look at slab floor for signs of patching on the inside of th wall facing th oil tank. or near where the furnace is or used to be.. somewhere in the vicinity of the chimney too maybe.
  11. Here in my neck of the country Old underground fuel tanks were very common installed between 1930 - 1970 True 2nd pic looks like the top of a well. Usually the vent pipe is further away from the fill pipe and sometimes secured to the exterior wall of the house.

Greetings I am looking into getting into the business full time Presently working out of my 2003 Jetta Wagon Preety good fits everything pretty well eventually looking at a Chevy HHR with roof ladder rack Seems like they are becoming pretty popular with the service crowd. Ideally would have prefferes a Chrysler MAGNUM AWD buth with the price of gas !!!!!!!!!!!!!!!!! joe
