  2. Did an inspection today 2000 sq. ft. home Electric furnace ICG 1982 18Kw on 125 amp breaker Furnace Rated 100Amp What is the conversion for Kw to Btu? So I can determine Btu output and find that furnace is or no sufficiently sized thx

  5. Once again we are facedby the ineffeciency and stupidity of the Montreal City Hall administration. What should happen is that the municipality should legislate which types of stoves are acceptable. Ie high efficiency types like California EPA rated stoves. Fireplaces should be banned completely. Stragely in Sweden and Iceland and some other northern countries where wood burning stoves are the norm there is no smog issues. THere are some really great units out there. The efficiency of most pellet stoves is really amazing and clean too. Public hearings are being held. We can fight it!
  6. Correct me if i'm wrong but vent stack should not have more than 2 90 deg turns. before exiting and shuld have no diameter changes.
  7. Most Boilers of this vintage were probably patched with some sort of cement containing asbestos at one time. Just like lead paint. Using the same logic, iven the age of the boiler are u concerned at all with the presense of lead paint in the house? If the boiler has been regularly service by a competent technician. Most of the Asbestos laden material has probably been removed and/or sealed over by paint. If any concerns persist have the air in the house tested. Since it's being torn out reccommend having it removed by a certified Asbestos mitigation firm.
  8. If you can see anything from the basement follow the ductwork and see where they lead. Check for a tampered or displaced balancing damper in one of the trunks. Could be something or nothing Further investigation by a HVAC technician - in the report!

  12. Here we go with codes again! Common sense would dictate that wherever there is carbon monoxide present you would not want to route it into your living space. I would mention it and write it up. Last thing one needs is the homeowner doing a tune up on his pick up and finding no one waking up the next morning. I,m sure no inpsectorwants to see that article in the paper on one of his past jobs. Happy new year
  13. According to what i see it was revised in the IBC in 2006 Modification Number: IRC 2006 29. Section: M1502.2 Duct termination. Anyway i do not unsterstand the why of the question. If it don't look right question it. Aroiund here we do not do code inspection but if knowledge and common sense dictates a potential problem and/or hazard we advise and report it accordingly.
  14. Interesting Topic Spent the better part of the evening scouring the installation manuals of the various manufacturers. Their manual clearly states that the water heaters should be installed per the ntational code and they all show shutr off valves on the inlet and outlet side as well as recommending a union fitting on each side to ease replacement. Something that I have never come across in my neck of the woods! The ususal way is the plumbers just cut thru the pipes and rejoin them. My question is..... They recommend 18'' of mettalic piping in the inles and outlet side. Now I am seein PEX directly hooked to electric hot water heaters... what gives? and do the 18'' of mettalic off the tank need to be straight up and down? Any help is appreciated...........
  15. In these parts of the woods Using an IR camera infers including an energy analysis on top of the regular home inspection. Ususlly inspectors charge an extra fee for an IR scan

  22. This footing not only does not have proper support. should have bee ndug down. Also no indication of rebar and the concrete appears to be not of the proper strength. Also did not know they allowed wood to be sunk in direct contact with concrete.
  23. whether required or not any time disimillar metals are joint one needs to take the required steps to reduce and eliminate anodic corrosion. Even in autombiles like aston martin where steel and aluminum are used the brits wrapped the aluminum tube frame with canvas tape prior to applying the steel body panels to the frame. In the aerospace industry the use of primers and non conducting sealants is the norm.
