  2. If the Z is correct the trim still traps water there.

  7. This house has poor quality composite siding. Built in 92. Starting to show deterioration at bottom edges due to lack of meticulous maintenance. So what needs to be done about it? Can those areas, which seem small now, just be sealed up well? Click to Enlarge 51.01 KB

    AFCI ?

    Well done main and sub panel on a flipper, but no AFCI's. Seemed weird to go that far without doing it all. But you can't grandfather in a new panel without AFCI's. GFCI's were in place at the outlet locations. They put laminate over the old garage slab floor that was made into a bedroom which seems like asking for trouble. A door swings over the step down into this area. Plumbing below had very poor support. Made the carport into a garage with a window and door with glass to main house on one side.     With a new main and new sub panels done in the last year wouldn't there have to be AFCI breakers?[:-bigeyes

  11. Bill, do those products have asbestos in them? A home inspector said that this house, which I haven't seen, had board and batten asbestos siding.

    Last week I looked at a house with electric floor heat for the master bath. After an hour the marble floor was still not warm. Down in the crawl below it was very warm.

    Since I was ignant I looked it up: One of the most common questions you face when starting on a plumbing or radiant heating project is whether to choose PEX tubing with oxygen barrier or non-barrier. The main difference between the two types is the external polymer coating of the oxygen barrier PEX tubing, which makes the tubing prone to oxygen diffusion. Oxygen barrier PEX is used in radiant or hydronic heating applications only, where cast iron or other ferrous components are present in the system. Since contact of oxygen molecules in the water with ferrous parts in the system results in rust, oxygen barrier helps to prevent ferrous components from corrosion. Oxygen barrier is also called EVOH (Ethylene Vinyl Alcohol), which is simply the abbreviation for the polymer. DIN 4726 is the standard that can commonly be found imprinted of the oxygen barrier PEX tubing and shows that the oxygen diffusion barrier requirements are met. Non-barrier PEX tubing, or simply PEX plumbing tubing is used for plumbing applications. Since there's always a supply of fresh water from a water heater or a water main, oxygen molecules will always be present in the system, so there's no need for the oxygen barrier. If you already have the tubing but don't know which one you have, bring it to the light and take a closer look. If the tubing has a shiny surface - it's PEX with oxygen barrier; if the surface is matte - it's non-barrier PEX. Most manufacturers also have the type of PEX imprinted on the pipe. Don't get confused with colors, as they do not idicate the type of tubing, they are used for color coding purposes only.

  18. I'll usually step in the tub or shower before filling with water. That way my wet boots aren't tracking thru the house. I've stepped in tiled showers and felt the grout cracking below. They're usually the showers that don't look like they are being used.
  19. If that's a two prong outlet, and that screw is grounded, then it would work. I've never seen a cord like that. Otherwise they not be stupid, just ignant. Is it impossible for that screw to be grounded?[:-dunce]
  20. Looks like if you don't get it vertical as soon as you clear the lid you could easily contact those fat conductor blades above the main breaker. Installed around 2006. I would have thought that newer equipment wouldn't have that potential. I kind of instinctively pull them out carefully and glad I did.[:-crazy]

  22. I like the marble thing on shower window sills. I looked at a manufactured home out in the boonies one time that had cracked drywall all over the place. The only room without carpet was the kitchen. It felt a bit sloped. The marble raced to the edge and I took a photo just to remind me. The Realtor wanted that photo. I figured that the whole home was probably out of level and that caused the cracks. Best to have leveled before making crack repairs.

  24. Seemed like everyone who went down there took advantage of the little old lady living there. Every hanger on the copper was steel. What's the dirt up on the beams all about? Yes, this is the canvas walled house. Thanks for the replies.
  25. Perimeter foundation added. Footings below replacement piers. Only problem is that the house wasn't leveled first. All the floors were lumpy and tilted. Is it ever done that way so as to not mess up remodel work inside that was done on the out of level floors? That crib wall has yuck board on its exterior only. Seems like there should be real plywood applied to the interior side? In some places the top plates are not overlapped nor their joints supported by a stud. That can't be good? Nice whack in the joist for the plumbing. And there was dirt piled onto the tops of most of the beams? Other than that the guys did a nice job. Oh, and the sub floor was rotted bad below the kitchen sink.
