  1. They have change the code R905.2.8.3 Sidewall flashing. Base flashing against a vertical sidewall shall be continuous or step flashing and shall be a minimum of 4 inches (102 mm) in height and 4 inches (102 mm) in width and shall direct water away from the vertical sidewall onto the roof and/or into the gutter. Where siding is provided on the vertical sidewall, the vertical leg of the flashing shall be continuous under the siding. Where anchored masonry veneer is provided on the vertical sidewall, the base flashing shall be provided in accordance with this section and counterflashing shall be provided in accordance with Section R703.7.2.2. Where exterior plaster or adhered masonry veneer is provided on the vertical sidewall, the base flashing shall be provided in accordance with this section and Section R703.6.3.
  2. R104.11 Alternative materials, design and methods of construction and equipment. The provisions of this code are not intended to prevent the installation of any material or to prohibit any design or method of construction not specifically prescribed by this code, provided that any such alternative has been approved. An alternative material, design or method of construction shall be approved where the building official finds that the proposed design is satisfactory and complies with the intent of the provisions of this code, and that the material, method or work offered is, for the purpose intended, at least the equivalent of that prescribed in this code. Compliance with the specific performance-based provisions of the International Codes in lieu of specific requirements of this code shall also be permitted as an alternate.

  4. Most of the homes I have done this year has been foreclosures. The one I am doing today is a nice house. Glad to have some work. It has been dead around here for me. Looks like I am going to take on a part time job.
  5. The reason rake flashing is is because the siding will have to be removed to take the step flashing out when the roof is replaced. With rake flashing you do not have to take the flashing off when the shingles are replaced. If you are going to have the flashing changed to step flashing, installed a counter flashing that goes under the siding so the step flashing can be removed with have to remove the siding.
  6. If I smell it, it goes in the report. I have had homes that the oder knocked me down when I walked in the door. Homes with rooms that smelled and had one garage that really had the oder in it.
  7. I hardly see any step flashing in my area. The J flashing aks rake flashing (which it is called in my area ) works. The only time I see any leaks from it is when it is installed wrong. Lapped backers or no kick out at the lower edge of the roof.

  9. It should be covered in the manufactures installment instruction. To me it is going to push the flumes from the furnace out the water heater vent.
  10. Yea I do. He crawling under the coffee tables and the end tables. Going to fit a camber on him where he can do the crawlspaces for me.[:-angel][:-paperba He has started walking now and climbing on top of everything he can.
  11. I tried using a tool belt. made it harder to get in tight places. Now I set my tool bag in the kitchen with my computer. I carry electrical tester,flashlight and camera as I go room to room. I go back if I need something else.
  12. You need to change both of them. Seer sizes have change and the seer of the evaporator coil may not meet the min. size need to match the new condenser. Also the line set my have to be replaced. Your best move would be to get an HVAC contractor to check it out.
  13. I do a lot of foreclose house. The power company will turn the power on to the house, but most time turn off the breaker into the house. I turn them on. Most of the water company will turn the water on. If the meter keeps moving they will turn it off. I will turn it on after I check to see what on in the house. The gas company will turn on everything in the house and makes sure the items lites. I will not turn the gas on to the house.

  18. Geez Phillip, I would just ask to use the bathroom.... A lot of foreclosed homes with no water on.

  22. Today I had a realtor and husband that wanted me to take my time and find everything I could. Of course I was inspecting the house they where buying.

  25. If you have the right set up like a closet between two or more room you can get a min-split that allows ductwork to be added to it I installed 4 on one exterior unit for a girls house on the university. 2 upstairs and two downstairs in the sleeping areas. I took out fan coil units and used the same ductwork.
