  2. Everybody knows 13 seer ducts are not compatible with a 10 seer unit[:-bigmout[:-bigmout[:-bigmout Speaking of water heater age, can anybody tell me how to determine the age of a Bradford White water heater? They are common here and I cant find it coded into the serial #.
  3. Most of the units have a sticker on them that a drain trap is required. No variation depending on where it is draining as far as I can see.

  7. Huh, I think I stumbled onto the NEC forum, I thought this was the home inspectors forum. So I guess what those who don't need or like the chart are saying is that we don't worry about these things until they are required by code and at that point they are a major safety issue to be retroactively repaired no mater what the expense. We should all work for the municipality, forcing homeowners to bring their old houses up to curent code. (which one is the sarcasm smiley? I cant find it)
  8. Ok Guys, I know this is an old topic but it is bugging the crap out of me. So you all are saying it has nothing to do with when it was required, it is a safety issue. OK, how many of you were recommending GFCI protection in the kitchen BEFORE it was required by code. Are you recommending AFCI at all breakers because it is safer even though it isnt required yet?? Give me a break, we recommend very little before it is required by code, but suddenly when code requires it, it is a big safety issue. what is up with this??

  13. Hi Chad, You are a lucky guy if this is your first "manufactured home". We call them "mobiles" here because it irritates the Realtors. Flues look wierd because they have an air space around them for relief air or combustion air. As far as I know, the condensate trap is installed to prevent bacteria growth in the evaporator, doesn't matter where it discharges, it should have a trap (remember the Legioneres deaths several years ago). Somebody correct me if I am wrong about this.
  14. It is a little convuleted or I am dense, but I think what you are saying is that the microwave range hoods are designed knowing that they may be installed under existing upper cabinets. The clearance may be technically too low but it is safe. Am I reading this right?

  17. No kidding about the smoke. I am taking a vacation near the middle of July, wishing I had taken it now. Actually, if I bought that unit it would be a glorified address book. I tried the 3D CE and didn't like it much. I ended up spending just as much time re-writing the report as I did just using the full version on the laptop. I maybe didnt give it a fair trial. Are you pretty happy using the PDA to write reports?

  19. AVG is a free anti virus that I think is better than any commercial produce (www.grisoft.com) BUT, trojans are hard to get rid of (never flush them down the toilet). If all else fails, use hijackthis (web search HJT), but you may need to have the results of HJT looked at by an expert at one of the many computer forums.

  21. I think if my father were an appraiser, I would consider that first. Biggest drawback, I think is the liability the first few years when you are really green, especially without construction background (not absolutely necessary but you have to work alot harder without it). Read everything you can get your hands on. My feeling is that this career is about 50% common sense, 50% people skills and 50% technical knowledge (didnt Yogi Berra say that?). The technical knowledge is the only thing you can learn from the books. If you don't already have the other 2 skills, think twice. Just my opinion.
  22. Yea, other than those few details it looks like a good installation. We can't use PVC here, has to be rated for hot water and same diameter as the TPR valve outlet (3/4 inch). I usually recommend a drip pan if it is an interior installation, whether or not the drain line is routed to the exterior (nobody ever does it, probably wasting ink). You really arent supposed to go into the drain pipe are you?

  24. Only thing I can think of is clay tile. We have a lot of that in this area. If you look at it too hard it cracks. I dont think the manufacturer in Mexico has much of a warranty on it though, whether you walk on it or not.
