  1. I inspected a home today that was remodeled, to include a new roof installed, approximately 6 years ago. There is no tree coverage around the roof, ventilation was provided via continuous ridge vent and soffit vents. While I am familiar with the mid 90's Pabco issue, I am not aware of any other defective composition materials. Can anyone provide me with any feedback or information concerning defective composition shingle materials? This damage covered the entire south facing section of roof.   2. Wow! I wouldn't put that it is possible that it might need replacement, I would put that it is needed. Can you imagine what is "hidden"? Amazing!

  4. I am going from doing business as a franchisee to doing business as an independent. Needless to say, it is a big change and I have to purchase a reporting system, build a website, change names etc... Can anyone point me in the right direction for an inspection contract.   9. Melina, I think it is great that you are trying to show the positive side of our profession and I for one appreciate it. When I first started in the business, I was asked if I was a deal killer, and I simply stated that I was not, but the home might be. Your stance is not the norm in the realtor world. It is however, kinda refreshing:)
  10. But of course!!! I am guessing after the state licensing goes into effect, membership will decline(in the state) in the current organizations such as NAHI and ASHI. Have there been any studies of membership gains or losses in these org's after state licensing?
  11. There was no offense intended. The realtor just asked for an ASHI Certified inspector who was also qualified as a 203(k) consultant. I had one part covered, just not the other.
  12. I had a realtor contact me today about a FHA 203(k) rehab loan inspection. I do not have this qualification and am doing a little leg work for him. Any ASHI certified inspector on the FHA 203k roster? I will give your information to this realtor. Thanks.

  15. A home built in 1950 with the electrical service updated in May of 2008. Is there any reason that AFCI protection would not have been installed? The new install was given the "go" by the local enforcement guru's, but shouldn't the 2005 NEC if not the 2008 NEC requirements for AFCI protection have been followed? Didn't Washington State adopt the 2008 code? Oh and no GFCI's were installed either:( Thanks, Rob
  16. Thanks for your input. There were many more issues with this "conversion", this was just one that, for me anyway, exceeded the norm with the amount of gapping. I will drift back to lurking now. Thanks again. Rob
  17. Nobody has ever seen kids walking right up against the wall when they are nervously learning the stairs? These weren't your typical 1/2-1" gaps. Thanks for your input.

  19. I think my main issue is that toes and in this case parts of the foot could easily be caught in between the tread and wall, creating a safety issue. I realize that there is normally a small gap there but this seemed extreme.
  20. I have not added a "visible" fuel surcharge, but I have raised my rates by approx $20 per inspection. Rob
  21. I had the opportunity to inspect a wonderful conversion today(used to be an apartment and was converted to a condo). One of the numerous items that were noted was, the risers leading to the second floor had gaps of up to 2" on either side of the treads.   24. Thanks Mike. I have inspected a bunch of them down here in Tacoma over the years, but for some reason just was drawing blank as to what I wanted to put on paper. I am trying to offer more of a narrative style as compared to a checklist style with my reporting. Thanks for your time. Rob
