  2. Hello Gentlemen, I know that a man door going into an attached garage must be fire rated/ exterior, self-closing type. What if the garage is an addition and they left the original exterior door in place and it has a window? Leighton
  3. It depends how hard the water in your area is, we have high levels of calcium in Calgary, tanks last 8-10 years. There is an inspector in Victoria that I usually see comment on here he should be able to help you out, John K. can you help? Leighton

  5. Thanks guys, I figured they would be somewhat step by step once you turn them on or people wouldn't use them.
  6. Has anyone come across these digital thermostats? Do they prompt you step by step to override and fire up the furnace? I was at a friend of the wife's on the weekend they had what looked like an IPad on the wall in place of the thermostat, looked around on the internet seems like a Lennox icomfort. Are they easy to operate?

What if you see a south facing roof slope which is loosing most of its granules the other roof slope is in much better condition, you've checked the sheathing underneath and it is in good shape so you suggest that just the south slope could be reshingled for under $4000 ( I would be doing it myself ). Then the 4 contractors that they talked to would only redo the whole roof at $8000 because they couldn't get an exact match of the shingle colour.( never mind you can't see both sides at the same time, and the contractor wants the work.) Who pays the difference? I'm trying to be more functional.
  8. It's possibly the one thing the Alberta government got right regarding HI's, we are not allowed to give quotes. I actually think we are the only province with that law in Canada.
  9. I agree with Brandon, here in Calgary gas lines are run underground ( so I don't see the difference). The only venting there should be is at the meter where it enters the house, in case there is a pressure problem with the utility service.

  12. Not a whole bunch of oil furnaces here in Calgary so kind of out on a limb, is that plastic fuel line or plastic coated fuel line? When did they start using them?

  14. These shingles are quite popular here in Calgary I'm going by what IKO calls them "architectural asphalt shingles".
  15. Society has changed, I don't want my 8 yr. old daughter walking several blocks to school by herself. We all had to do fire drill at school now they are having lockdown training, all classroom doors lock, the kids crawl into closets or under the teachers desk, just in case some nut job tries to abduct their kid or any other strange situation. I wish I could just let my girl go down the street to play at the park on her own.

  17. well I'm glad I went back before handing in report, in my defence, the insulation is VERY light coloured grey and because they sprayed right over soffit vents there is a 1" spongy/ moist layer on top. It's cellulose fiber. Guess I learned my lesson, go ahead and get my fingers dirty. If they clear insulation from soffits, cellulose won't dry out will it? Click to Enlarge 33.66 KB[:-banghea
  18. It's not pure white,flash must be a little bright, closest to true color in pic is at bottom of vent stack, I will go back and try to crumble it and take more pics.

Hi guys, its the rookie, I've been following this site as I've been taking the HI course and wouldn't you know on my second practice inspection for CAHPI, I believe I've come across UFFI, I found an old thread from '10 where there was a picture but this looks slightly different. It has the consistency of peanut butter but it's not sticky. Was I correct? I just pushed down on it I didn't try to break it up. Click to Enlarge 41.19 KB

I'm just a new inspector with a background in framing and cribbing, it was a struggle for me to pass the electrical part of the Carson Dunlop course, just wondering, Chad, in this situation what would you put in the report? If the basement was completely finished would your report be different? Or anyone with more experience than me feel free to respond.. That leaves it really wide open I know but I'd like to hear.
  22. On the top section of sheet metal with the 90 degree bend near the vinyl,is there any scrape marks? Like something got ripped off? Shortly after I moved into my current house we had a strong wind in the middle of the night and the cover for my fireplace vent was hinged,after rattling and slapping for 1/2 an hour I went out and ripped it off,then built a solid one out of a piece of stainless the following weekend,seems to draft ok. Maybe they didn't get around to replacing?
