  1. Darren, are you OK with Jason lifting this entire thing from your report? What kind of notification is in the electrical service panel about the type of water pipes?
  2. I would not use the word cladding when describing the siding. Just call it siding. You say to have a deck specialist fix the railing, but a carpenter address the deck/flashing problem. The Water Heater section is kind of disjointed and hard to follow. The last sentence of a paragraph just says the water heater is in poor condition. I would suggest bolding or somehow identifying defects in the report to make it easier on the reader. Later you say the water heater is leaking, but the picture is of the relief valve. Which one is leaking. What is this supposed to mean: "When reference is made to the type of plumbing, the comment relies on a visual observation, seller statements, the presence or absence of a water bond, and what may be present in the way of notification in the electrical service panel. There is no non-invasive way to determine what is behind a closed wall. For example, when copper plumbing is identified, copper piping protrudes from the walls behind plumbing fixtures. If client requires absolute knowledge as to the type of plumbing throughout the home, then a consultation with a licensed plumbing contractor is recommended. " In the entire plumbing section you don't tell us if the water pressure/flow or drainage is OK. Maybe it's in the bathroom section, I don't know. You don't inspect the forced air heating system in the summer when the air conditioning is in use? Why not?
  3. If that house was built in the 1960's, why would there be 8 layers of shingles? Doesn't make sense.

A home inspection does not tell you what needs to be done to correct the problem or how much it will cost" Maybe it's just me, but it's uncommon for me to tell someone to get a tradesman "for further evaluation". I tell people everyday what needs to be done to correct the problem. When I used to read the Nachi H.I. forum some guys there would constantly advise to defer to another professional to CYA. I think that's doing a disservice to clients hwo are paying us good money for an inspection.

  7. I thought all Trane models used their exclusive ClimaTuff compressor. Is another manufacturer using that, too?
  8. Mark, You light it by turning up the thermostat. That big transformer on top of the burner supplies voltage to a pair of electrodes to create a spark to ignite the fuel/air mixture. The wear at the flue liner is probably from not having a cap on the chimney combined with the products of combustion. What was the condition of the liner in the combustion chamber?
  9. Darren, I've called the code guys in Trenton a couple of times on this. They could never give me an answer, so for now I just go with the 12" minimum.
  10. Brand new construction. The washing machine drain hose discharges into a laundry sink. Not sure it there's a drain line in the wall. I'm assuming this is unsanitary and a code violation since the sink drain is not sized for a washer. Tell me I'm correct.

  13. Since July 1, 2003, all gas water heaters have had to be of the flammable vapor ignition resistant design. - Jim Katen, Oregon Does this now include 75 gallon models? They weren't included initially.

  15. Google Watts Intelliflow. I used to have one, but it wasn't compatible with the machines with digital readouts. This was about ten years ago.

  17. There is a known defect with Andersen windows where the gas between the glass leaks out and the glass gets drawn inward (collapses). Apparently the glass units were manufactured by Cardinal. The two pieces of glass can actually touch in the center, which can produce a round outline on the glass. This affects windows from 1988 to 1992. Andersen will repair or replace the glass unit for free; I'm not sure if they'll do it past the twenty year warranty. Is this something you guys have seen frequently or am I just missing it? Andersen's are very common in these parts, and I guess the problem was pretty widespread. I do see distorted glass on many brands of windows, but I'm sure if if it's the collapsed glass effect.

  19. Yeah, you're right. They're torn, not cracked, and there are sections like this throughout. No problem with the structure at all. I see this frequently with older fiberglass strip shingles and with architectural shingles from the 80's. There was the class action lawsuit with GAF Timberline. But why the heck does it happen, especially in rows?
  20. I don't know if i've ever heard of a definitive cause for cracks in older fiberglass shingles? Why do they crack in a straight line and not just random?   21. What would be the reasoning behind it? The piping is a closed system, and i would doubt much debris could accumulate, especially in the expansion tank. The agent may have been thinking of bleeding water from an old style tank without an air bladder.
  22. There was no UV system, just a softener. This house is about 100 feet from a glacially formed lake that's supposed to be very clean.
  23. Can you get a TK11 that just plugs into a charger, like the Streamlights? I think I would go all the way to TK40 if I do go for a Fenix.
  24. Thanks, somebody told me his well was 125 feet deep using a jet pump. I was pretty sure he was wrong.
  25. Quick question. How far can a single pipe jet type well pump lift water from underground? And can someone explain exactly what the foot valve does? Thanks
