  5. Mike, I guess I was thinking of the black, streaking type of algae growth. That's what we primarily get around here. I've never seen it cause wear. I've read this sort of explanation below several times. This is from the Certainteed site. "In certain moist areas, algae can grow on shingles. Although the algae has no proven effect on shingle life, it does stain or discolor the shingle. Commonly (and usually incorrectly) called fungus, this algae staining can be unattractive." .

  7. Since the gas water heater is vented into a chimney flue that is now oversized, you may have an issue with drafting.
  8. I've seen plenty of roof shingles damaged from snow removal. Hatchet and mini sledge is what's used around here.

  10. Mike, what's your guess as to the age of the house? Without a ridge, I'm thinking at least 125 years old. At least that's what I see around these parts.
  11. Well, I get asked all the time how to fix things. I would look pretty foolish if I replied I Dunno or I Don't want to tell you, my insurance won't cover me for giving advice. I've been giving out home inspection repair advice since 1986 and it's never come back to bite me. Maybe I'm just lucky.

  14. Mark, look at the panel model # G2020. That says there is a max of twenty breakers with no tandems allowed. If it says 2030, tandems can be used for a total of thirty disconnects. The schematic will also tell you where they can be located in the panel. Lots of good info on the label, but usually they're on the inside covered with wiring.

  16. Around here, there are some chimney inspection guys that will "fail" a chimney/fireplace inspection for a corbelled throat. I guess it then becomes an issue.
  17. The wiring for that breaker is old tinned copper with the cloth insulation. I don't see the AL wiring.

  19. Erby, the condensate drain would be for a Cat IV furnace using plastic exhaust pipe.

  21. You seem to throw this quote around every time you want to defend performing a less than thorough home inspection. There could have been plenty of problems over the years that never got back to you. You probably did a thorough job of explaining what you were and were not inspecting up front, so the client was fully aware of the limitations of the inspection. Not everyone will hold a grudge.
  22. That is the expansion tank for a gravity hot water heating system. The glass gauge indicates the water level in the system. There may have been an overflow pipe for the tank going out the roof. The system could have been converted into a forced circulated type with the installation of a pump. If that's the case, the tank would no longer be needed; an expansion tank would be installed at the boiler. You can probably find some articles about gravity hot water systems at heatinghelp.com
  23. Guys, that seems like so much effort to do stuff like walk on roofs, take off chimney caps and take apart that dirty housey type stuff, like flue connectors. Wouldn't it be a whole easier to just spend the time writing perfectly syntaxed CYA comments?[]
  24. This discussion could go on forever pitting the guys who want to spend the time performing a top notch inspection against the guys who spend the time writing top notch CYA comments as to why they won't, for example, go on a roof.[:-thumbd]
