  5. Jim, Brandon quoted the exact code already; eighteen inches is not correct. Quote: §R1001.10 Hearth extension dimensions. Hearth extensions shall extend at least 16 inches (406 mm) in front of and at least 8 inches (203 mm) beyond each side of the fireplace opening. Where the fireplace opening is 6 square feet (0.557 m2) or larger, the hearth extension shall extend at least 20 inches (508 mm) in front of and at least 12 inches (305 mm) beyond each side of the fireplace opening.
  6. It's likely to freeze. I would just discharge the water under the deck into some stone, unless it's pumping alot of water.
  7. Brandon, I'll usually do it, explaining that if the pilot is not lighted, I'll give it a try, but I'm not spending 15 minutes to bleed out the air. If I can't light it in a few minutes, that's it.

  12. Matthew, a B vent for gas fired equipment requires one inch of clearance. Single wall is six inches for gas and 9-18 inches of clearance for oil fired equipment, depending.
  13. Bill, you're saying that the original system was a gravity type instead of circulated. Isn't the piping kindof a small diameter for a gravity system?

  17. John, how did the attic look. Sometimes the moisture from the crawlspace shows up in the form of mold only on the roof sheathing. Big deal or not. just tell them to put down some plastic.
  18. Jason, here is the code for the vent stack. IRC P3103.5 Location of Plumbing vent terminal. An open vent terminal from a drainage system shall not be located less than 4 feet (1219 mm) directly beneath any door, openable window, or other air intake opening of the building or of an adjacent building, nor shall any such vent terminal be within 10 feet (3048 mm) horizontally of such an opening unless it is at least 2 feet (610 mm) above the top of such opening. The B vent height looks OK, provided it's at least eight feet from the side wall. ( From the Hart & Cooley installation instructions) The 2/3/10 rule does not apply to B vents.
  19. Jason, That's gas pack heating/air con unit. The label probably says it's for natural gas. See the gas line? The exhaust is right under the gas shut off valve. Is that flexible gas connector rated for exterior use?
  20. Any pic available? From the serial # I would say 2004 or 1973. Did you see the date printed on the expansion tank, burner, pressuretrol, owner's manual, etc. There's more than one way to skin a cat...

  22. Phil, Personnly, I wouldn't use this type of statement found in your report: "The trim around the house was found to be in adequate condition unless noted below". Here's a another statement. "Walks are constructed of unpaved".

  24. Darren, I've asked for the 24 hr. test protocol in writing from people at the DEP Radon Section. They don't seem to be able to find it. I know you're right. The rule must be in the fine print somewhere...
