  1. Great advice from previous posts. There are many different ways to find the age of a unit without knowing how to decipher the serial number. Other examples are serial numbers on the top of the compressor itself and on expansion tanks, on relief valve tags, etc. Like Walter, I don't feel obligated to provide an exact age, and it's also not required by NJ state law. I just skip that part of the software or describe it another way. I don't have a Preston's and don't plan on buying one.
  2. Just the opposite. Every other breaker is on an opposite busbar, no matter if the breakers are lined up horizontal or vertical, one row or two. Charlie has some good advice; go look at the equipment in a different environment.
  3. Darren, I haven't spoken to him since I left the evil empire. if I happen to run into him at an ALPHI meeting, I'll ask.
  4. Good reason not to use those cheap 2 to 3 prong adapters from the dollar store.
  5. That panel still has what may be/could be possible asbestos type material in there.
  6. Mark, just recommend replacement because it's fuses; that's what the insurance company will say. What Jim said; read the schematic on the cover. There's most likely stuff going on behind all that plastic (or bakelite).
  7. That stuff is very common around here. The guy from the big, well known A/C outfit says they always remove it for health concerns. No specific reason. The ducts tend to fall apart at the joints and the plastic outer coverings split wide open and leak tons of air.
  8. Brian, Is it square, or round with a dark gray jacket? The older stuff is round and the plastic jacket will split and leak a lot of air. I was at a house recently where the HVAC estimator said his company always replaces this stuff becuase of possible health concerns. I tried uploading a pic, but it is too large. Ouch.
  9. Kurt, I guess you found the one person who won't confirm it's asbestos. I know you guys are critical for the betterment of this thing we do, but I'm glad I'm not in the crosshairs!(Most of it well deserved, of course.)
  10. Darren, I asked about the handrails at the local building dept last month. I was told there was no change.
  11. I don't know much about the acidity of moss, but I'm a little worried when a home inspector sees something this obvious and needs advice on how to document the situation on paper.
  12. Has to do with some type of passive/aggressive grammar rules. Maybe it's just me, but I don't want to write a report repeating I did this, I did that... "Minor defects are not reported" sounds just fine to me.
  13. The real estate contract will state that the radon level pass the test or the seller remediates. Simple as that. We're talking about putting a system in a townhouse; the Association might not approve of the exterior piping and fan . The cost of the system could be considerable to run the piping internally. Joe, most houses in that part of the state will pass the test.
  14. Around here the zinc strips are uncommon for 1910. I would also be looking at the interior/exterior casing, stool and other parts to make a determination. Anything wrong with saying they are "most likely" original?

  16. Steve, It's not just that you were correct in your assessment, you even offered to go back out to stand up to the Big Gun. And what did you learn? You definitely don't want to conduct business like this veteran, sugarcoating problems and being two faced. Maybe that's how he's managed to stay in busines so long.
  17. Vik, The mitigation system will typically bring the level below 1. Yes, the closed conditions can contribute to a higher level. There are a lot of factors that affect the result.
  18. SOS, Just read your new article and I gotta admit, you've a talent for writing. Especially if you can entertain people on the subject of inspecting. This one made me laugh.   20. John, The description of the heating system is very brief. No explanation of the type: funace, boiler, etc. Electrical- No description of type of service: underground or overhead. No mention of voltage, only amps. You state that the SEC is #1 copper, but you don't even say if the branch circuit wiring is copper or aluminum. I think it needs a lot of improvement.
  21. SOS, should a home inspection report be written in the same manner as a high-class, reputable publication?
  22. Chris, I have to ask...will the cover really prevent arcing and sparking?
  23. Kyle, is the diverter T piping another name for a MonoFlow system?
