  1. Richard, The edition of the NEC doesn't matter. AFCI breakers are still not required in NJ. The only one I've ever seen is in my house. "I an sure that the brethren could come up with a long list of problems found even recently with new construction." Inspected a new house with the laundry on the second floor above dining room. No floor drain or washing machine pan or indirect drain. Just not installed. Not an easy fix.

  3. If the s-trap was installed when the house was built, is it really "illegal", if that was the standard at the time? If the fixture is draining properly, I don't point it out as a "danger". I explain the possibilty of syphoning and also how the drain could be altered to include a p-trap.
  4. Woodpeckers also can be trying to create a hole for nesting or just drumming for breeding or territorial purposes.
  5. So what is the significance of Blackhorse, and why don't they put a date of manufacture on the friggin things. Why do I need a secret decoder ring for HVAC and water heaters. Most electronics have a date on them that is easy to identify.
  6. Gary, it's common in newer houses over 3,000 square feet to put the second furnace/air con unit in the attic. If the contractor is smart, he will put the Cat IV furnace in the basement and the regular 80% unit in the attic. Dealing with freezing condensate is more of a problem than ice damming.
  7. What if you have a warm air furnace in the attic. The furnace itself is giving off some heat and the ducts give off some heat, since the ducts are insulated to R4.2 or R6.0, at best. I'm thinking that it must be impossible to stop ice damming completely. Of course,that's where the ice shield and electric ice melting cable come into play.
  8. New Guy, There are still some Zinsco panels left in the NorthEast. Les, every Wadsworth I've seen has brown breakers with the sliding handle; might there be another style of Wadsworth to be confused with FP?

Just got a new Compaq with Vista; looks identical to XP. No problems. BTW, the MAC/PC guy commercials about the Vista security issue (allow/don't allow) are right on the money. You have to approve every single download. My Dell Axim PDA was just delivered. I have been a pen and paper guy for a long time. Will take some getting used to.
  10. Mike, I don't think that black stuff is the HTVP. It looks like the same material as all of those cracked inducer fan housings. Most of the inducer failures were older than 2003, but were common with the Rheem/Ruud. Couldn't tell you why it cracked.

The company will be profitable, even if it is at the expense of your employees. Doesn't make for happy inspectors.
  12. The floor drain or tray will be an indirect drain, not connected to the house DWV.
  13. What's the slope on that roof? Looks to be pretty low for shingles in snow country.

  15. My first thought was that the statement is boiler plate and the Wadsworth was substituted for FPE.

  17. Tim, The best way to get a good cross section is to take off a light fixture. Usually they are not caulked and the stucco is usually sloppy and missing around the fixture box.

  19. A three phase panel can used for a single phase service, correct? You do have to be careful where to place two pole breakers in Chad's panel. Is there any code prohibiting this installation. (besides the lack of a clip to secure the backfed main.)
  20. Jason, I see you now have your NJ H.I. license # listed on the website. Now list your address (no PO Box) and you'll be in compliance. The radon info states that the test is picked up in 48 hours. I'm sure you realize that if a window is open when you arrive at the house, the test has to be a minimum of 4 days.
  21. We see these frequently in NJ for older construction. The house trap cleanouts are usually recessed or flush to the basement floor, and they are convenient to broom the water seepage into. I've seen the through wall vents completely removed with no effect on drainage. A regular stack through the roof was also installed during original construction, so the vent seems redundant.
  22. I would also go with the Lego theory, since the diameter of the knob is smaller and can now be pushed down without the gas control in the pilot position.
  23. I would agree, leather is easier to work with when it's warm.
