  1. It seems to me that if you use that phrase in your report a few times, in bold before the narrative, it becomes a convention, at last for the reader. Someone looking through the report sees that once and starts to look for it again (or at least the repair part) as a reference point, since I could imagine that your reports are voluminous.
  2. An real world example of a possible trip to the defendant's table. A inspector comments about an A/C system that doesn't work properly. Needs Repair. Pretty straightforward. Tech comes in and says the entire condenser needs to be replaced. Owner calls inspector and says You didn't tell me it had to replaced, you just said the A/C needs repair. A written description of Repair could say that some or all of components might have to be replaced. I think the descriptions are worthwhile.

  5. Darren, my guess would be that the cap iced up. Seems that only the furnace in the basement was firing with any regularity due to way the thermostats were set. With the stat set low and the recent cold snap, the flue never got hot enough due to only occasional firing of only one furnace, and I'm sure the water heater was set to low. The single flue is now oversized and not drafting well enough to remove all of the moisture.

  7. Matthew, Oil and gas is OK in the same flue. The solid fuel is not OK. Looks like there are clearance issues for both of the metal vents.

  10. By the look of the boiler, expansion tank, etc I would say it is at least 20-25 years old. Did you find a date code printed on the gas valve or expansion tank?

  13. There's no problem with that installation. Wire nuts are OK in a panel box. What if the circuit wire ran into a junction across the basement and then was split up with a wire nut? The issue with the double lug is that the two wires might not be secured down properly and can loosen and overheat.

  17. I have the current installation instructions for a Rheem condensing furnace. The diagram shows the intake and exhaust to within 5" of each other. A concentric termination kit will also have both the intake/exhaust very close together.
  18. No wonder I've never heard of Pabco. Seems they're only available West of the Rockies.

  20. The vent is under pressure and is supposed to have an air tight seal. That's not possible with a hole in the pipe.
  21. I was told recently by an electrician that installing a GFCI outlet as a safety retrofit for knob and tube wiring is code. Of course I know that is total BS (not to mention the insurance aspect). The electrician was trying to cover his butt because he missed a couple of runs of K&T during a whole house renovation. AFCI devices aren't even required in Jersey, yet. But, I would think that as a temporary fix only, the AFCI device would be better protection than a GFCI? (I know there are combination breakers out there).
  22. Juno used to make an non IC adjustable height recessed light fixture, which would fit into the 2x8 space and maintain clearance to the subflooring.
  23. I would suggest using spell check. Print a copy of the EPA standards. End of story.
