  2. Hi everyone, Somewhere, somehow I fell off the Inspectors Journal bus. I don't really have an explanation that would matter much. I only know it's my new intention in 2018 to get involved in discussion here again. I hope you all are well and continue safely and prosper in both business and personal life.
  3. I do this too. I've never told anyone to run away. But when I think people should, I make sure the report is seriously strong in explaining the big problems. To me it actually makes the report writing task easier. No tapping the brake on this one, it's full throttle all the way!
  4. Thanks Bill. I understand the outer width of the Air Vent II is 12". Do you know how wide the actual vent opening is on the under side of the product? A double 2x4 of the modular home attic structure would be 3 1/2" wide if they were flush together. I was thinking one could cut a 1" slot in the sheathing on each side of the 2x4's. That would make a vent opening on each side of the ridge. Total span of vent covering opening would therefore need to be at least 5 1/2". I'm just not sure how the Air Vent is designed and if it can function properly over a 5-6" inch spread.
  5. How would one go about installing a continuous ridge vent on a modular home? At the ridge there are 2x4's on each half of attic structure that block the normal place you would cut a slot in the sheathing. So, how to accomplish installing a good vent at the ridge on this type of attic structure?
  6. I think it's wrong to require the home inspector to give the report to the seller. In Maryland, a buyer may want to negotiate or back out of the contract regarding the results of a home inspection. If so, the buyer is obligated to give the report to the seller. The inspection is the buyers property, a tool they paid for. They don't have to use it. Then can ignore it and go right to settlement if they want. Why should the seller in any instance be entitled to a product they did not pay for?

  8. My county, Anne Arundel was stuck on 2003 IRC until June of 2012 when they adopted the 2012 IRC. I wrote up lack if WRB (Tyvek) on a house built in 2011. The buyer backed out. The builder was pissed and demanded I change my report since the local AHJ approved the house. I asked the builder what the brand name of the siding was so that we could have a look at the installation instructions. After asking that, I never heard back from them. So yeah, always go with manufacturers installation instructions. Code actually stipulates that they should be followed anyway.
  9. I'm curious how you would aquire a "certification" and not know the difference between SOP and QA/QC. May I ask where you acquired your certification? SOP is the methods by which you conduct the practice of performing the testing as a service to the public. QA/QC are tasks you perform behind the scenes to ensure that your equipment and methods are delivering results within a certain degree of accuracy. Licensing entities may require you to have a QA/QC program. QA/QC is also a good marketing thing since you can show the public that you are striving to deliver a good product. You show them through the documentation you develop in your QA/QC program.
  10. Man I wouldn't want those gutter hangers no matter how they were installed. I'll be sure to check out the hangers when the gutter installers show up.
  11. Ok. I just got done. Two screws per rafter tail. Tails are 16" oc. 2 1/2" screws deep into the rafters. This trim ain't goin nowhere. Matter a fact, when the tornado comes through, you'll find my stick built attic structure in a field somewhere. It will be held together by the fascia and the 4632 screws I just put in.

  13. Roof is done and I'll get you a full report with pics but now I'm getting the fascia up before the snow hits. Rafter tails are 16oc. I'm using Royal pvc fascia. I'm using Deck Mate 2 1/2" screws so we know they won't pull. Gutter guy says I should put two screws every 16" but I think that's over kill. Two every 32" or one every 16" is adequate in my opinion. What's adequate in your opinion? I told the gutter guy I'd hit every 32". Then mark the location of tails I didn't hit. Then he could drive his hangers through fascia and into the remaining tails. His response was they just screw hangers into the fascia.
  14. By the pic I'd say that's barely qualifying for comp shingles. It would however require double underlayment.
  15. Thanks Bill. I googled those names you listed and the pictures I see look very similar. The stuff was laid out in there overlapped and two layers thick. It was laid on top of a 3" fiberglass batt.
  16. Could this be the stuff chimney guys use to seal gaps in fireplaces and flues?
  17. I've never seen this stuff before. It was in an early 70's duplex in central MD. It appears to be a fiberglass mat of sorts. Each strip was about 3/4" thick and 8" wide. Does this stuff have a name? What is it? Click to Enlarge 49.89 KB
  18. Same day I had a roofer cancel an estimate on my walkable 1 story ranch and you're putting up a 28 footer? Risky! Honestly though, I thought the guy still could have safely done the estimate.
  19. Ill have to see if he wears a belt that would hold the holster. He does have Duluth fire hose cargo pants so I think he's been carrying the knife in a pocket. Not sure though.

  21. For you tradesmen, what in your experience is a durable reliable folding razor knife. I'm buying a gift for my son who uses razor knifes in flooring work. Thanks

  24. Receptacles worn out? Maybe the blades on the tester are slightly thicker and make contact but the lamp cord blades are not making contact in the worn receptacle.
  25. I know the house is not finished yet but I hope they get the siding on before they secure that meter and conduit to the wall. Hate to see them side around the meter box.
