If your roof is from 1994 and it is an asphalt shingle roof, it has had a good life and needs to be replaced. Roof coatings are about as good as repairing a hole in a canoe with duct tape! It will work for a little while but it will eventually start to leak again.

Nick, a few questions: Did you buy into Home Safe or do you have anything to do with Environmental Service Professionals(ESP)? Why are you so spiteful against those who do not belong to your orginization? Thanks in advance for an honest answer...

I have a Nest thermostat and love it. Might be something to look but at $129 each it would cost me $1000 to change my house out. Me thinks Momma might have other plans for that $1000!

My Garmin GPS keeps track and allow me to download to an Excel spreadsheet every trip I entered into it. Logs the date, time of travel, address and mikes driven. I have Been using this feature for several years.

Small jobs tend to cost more. Another consideration is that the landscaping will most likely be damaged and will need to be replaced. Dumpster will add $400 to $600. I would budget $12-$15 for the stucco plus any additional cost like demo, dumpster, landscape, permits, etc...

I agree with Bill... Looks like Transite air duct. One plus is that I do not see standing water which is what I usually find with in slab air ducts!

Not that I know of... Codes don't cover stupid! If you think about it, an exterior box like that is going to get wet when it rains.... Not much difference between that and the hose bib. It is a poor location...

Where I live, Yellow Jackets nest in the ground. You'll be mowing the lawn and the next thing you know, you're under attack. I take care of those myself by pouring gasoline in the hole. It's always done the trick. My neighbor did that in an attempt to get rid of moles! But, he thought that it would work better if he also caught the gas on fire... It took about seven minutes for the fire department to get to the house on the other side of his to put the 20' burning Leyland Cypress tree out! Yep, it made for good conversations at the street party on Labor Day!

John, I would tell them that I if I see mold I will let you know about it! When I'm asked if I test for mold, I always ask the caller if they could see mold in the home or did it have a mold odor... Most of the time they say no! They just want to check and make sure, etc..... If they just want mold testing or insistent about testing, I send them to a local air quality guy who is also a home inspector, but he prefers to do air quality work. He knows building science well and helps folks to discover what is causing their problems. He does more than just testing for mold. I do offer VOC air testing for folks that do not have mold problems but other issues with their home. I use Prism labs Home Air Check testing system, I might average about 10 test per year. Really not a profit center but more of a service to give folks a direction for what their next step needs to be. Sometimes it is a simple as telling them that they need to get rid of the gas cans and cans of old paint in the garage!

Condensation... Cause can be several things from the air vent being closed off too much, the unit is cooling too much (super cooling due to problems with the unit or dirty air filter), the humidity is simply high in the room or the insulation above the ceiling register needs improvement.

Looks like Icynene foam.... My SWAG is that the walls were foamed during construction, this is done after the electrical is roughed-in. That foam will find every crack or hole and we now see how well it expands and seals everything. Great find!

I agree with Jim and the advice he gave you. The classroom education is needed but it is only the start.

A coalition is being organized at this time, this is going to be a well organized group. Right now the legal and tax framework(this is the largest hurdle) is being created in order to form a not for profit professional coalition that can provide the united front that is needed to fight this. Website domain names have been secured and the site is being designed. Some in our profession are seeing the Home Safe patents as a way to force individuals to join their organization by offering hints that they will be safe from a lawsuits if they joint their organization. Hints have been dropped that the person who stepped in to have the lawsuit withdrawn now has a financial interest in the patents. Even a lab called Pro Lab has been implicated by the same individual as also having a financial interest in the IR patents. This is going to take a united front from all, not just the manufacturers or vendors. When the call goes out for support from the coalition you need to be ready to support it.. Talk is cheap as they say but this fight will not be.

All very true, but one thing to keep in mind is that the home inspector/energy rater, etc.. make up a very small percentage of the IR market for the manufacturers. I have heard that we amount to less than 5% of their business. The answer is going to be with a coalition and the groundwork is being set for that now.
