  1. Not that I know of, the IRC is pretty clear on it. E3903.2. Every habitable room must have at least one wall switch.

  6. All I know is if you use a sniffer around an ungrounded object it will go off. Even in a home with ungrounded outlets the sniffer will go off an inch or so away from an outlet. I have no idea why or how it works but it does.
  7. Please describe how you do this. If it is not grounded it will set the sniffer, aka. wiggy off when the power is on. Also use it on refrigerators to make sure it is on a grounded circuit.
  8. I found a sinkhole at an inspection last month, later I found out that it was part of a cave system. The hole was about 25 yards from the house and the house was experiencing foundation problems from the sinkhole.
  9. Why would anyone fill a 6' deep walker with 2' of stone and make it into a crawl? It would have been cheaper to place a slab. This was a hands and knees crawls, not a walker.... Stone is cheap in our area, we have more rock than dirt! I must admit that the stone does not make for a comfortable crawl but it sure does help to make for dry crawl most of the time.
  10. No soil, crushed limestone fill of about two feet. We always see them suspended due to the unevenness of the land. I just do not see how they can get a proper slope when it is on the ground.
  11. This was a first for me. The main line was on the ground and covered with the moisture barrier. When I first went in the crawl it took me a few moments to realize that I could not see the PVC waste lines that are normally suspended from the joist.   12. I can't say I have ever heard of Paecilomyces or watched Dr Who..... I'm starting to feel disenfranchised!
  13. I think it is fire retardant if it is red. Seems I recall hearing that if you see red like that on framing that it is a fire retardant, blue is for fungus and green is termite control.
  14. The lump it under the contractors board. TN has several levels of contractors licenses based on the dollar amount of work that they do.
  15. Nope, not to test but you do need to be licensed for the remediation of it in TN.
  16. No diverter flashing at that chimney. I would bet a dollar that that the chimney chase is nothing but mulch on the other side of the stucco. I think I would have to tell my child to pass on this bargain... []
  17. AO Smith made the tanks in Ashland City, up till May 2010. Then we had a little flood in Mid-TN that put about 30' of water over the AO Smith property. I think they opened the plant back up this past summer but prior to that they were made elsewhere. Our ASHI Chapter did a tour of the AO Smith plant back in 2007, pretty neat plant and they made the tanks on site back then. I think States was also an AO Smith product.

  20. I think Home Gauge is an online based system that you can also go standalone. I switched to Home Inspector Pro earlier this year and use their cloud service and mobile iPad app. I basically enter the problems or anything noteworthy in my iPad which sits in the kitchen and then it uploads to the cloud. I then download to my desktop where I add pictures, additional comments and then I send it to my client. I worked on a report this AM in a McDonalds parking lot while waisting time between my afternoon appointment. All McDonalds and Startbucks have free WiFi so it is always easy to find WiFi service.
  21. The Nest in some applications needs a common wire as well, but Nest says that is rare and only with a couple of systems. If you do not have a common wire the Nest recharges its lithium battery when the heat or a/c is running with most of the systems. The rest of the time it is in a standby mode and running off it's battery. I have a Goodman A/C and gas furnace and it works fine. I was at Lowe's and they had the first generation Nest on sale for $189. According to Nest the first gen will have the same software and functions as the second generation Nest once it downloads the new software.
  22. I have a Nest t-stat and I love it. If you can make a similar type device for half the price it will sell itself.
  23. I just discovered that my GPS keeps track of where I go during my day and I can use this in place of my paper log for tax records! I put every inspection address I go to in my GPS and it has been keeping up with them for the entire year! It logs the date, address, latitude/longitude/ how long it took to drive and even the estimated amount of gas it took. I have a Garmin Nuvi 1390 This is a major time saver as I do not have to keep the log book for the miles driven. It downloads into an Excel spreadsheet. Plug you GPS in to your computer. Let it load and then open the GPS just like a flashdrive. Click on Reports and see what you have!

  25. The E Book is a great tool since it takes you to the IRC code cite and you can actually cut and past the cite to whatever you want. You can't cut and past from the E-Book itself.
