  3. In the middle of the night spray their lawn with Kills all! If they don't care it should bother them that nothing grows. Or just apply salt to their lawn. Something about the thousand year plague comes in mind. In all seriousness I'm not much of a yard guy Last season I went as far as buying a native short grass ( buffalo Grass). And had it seeded to the lawn. About August My neighbors asked when I was turning my sprinklers on as it wasn't as green as their fescue. my reply it'll make it through suck it up grass.LOL
  4. Thanks for the thread!! Do you guys care if I dig up some of the old threads and ask questions? This is an area were I see lots of failures but know little about. Funny i've seen castles in Ireland that had no cracks but I find all has gone to hell on a house from the nineties. Even crazier I have family that has been in this trade for three generations but I fill I still know nothing. Around here I see very old building with quarter or eight inch mortar joints I ask why there not done that way any more. Reply is almost always brick isn't made to the tolerances as they once were.   6. One of my first rural inspections was on a 1930's farm house. With the original wood shingle roof. To steep for me to walk on. I got in the attic saw day light every were I looked stepped out of the attic. Said to the Realtor that thing has got to leak!! A new roof is needed. The Realtor was and old man been a carpenter before I was born walked up my ladder told me those shingles swell when they get wet care to put a wadger on that? So I made a stupid bet. It rained two days later like you would not believe. I meet him over there. what do you know there were small spots of moisture on the insulation but you couldn't see day light. He replied we put steep pitches back then to remove the water fast. And that's why the roof has lasted that long! I no longer base shingle life on it's age but its condition and how it was installed. Good news is I still get referrals from him even though he doesn't sell real estate. But he can bet I don't make any Assumptions unless I'm for sure. I inspected that house back in 2000 and that roof lasted until this year only because it was hit by Baseball size hail. Home owner still remembered me and called before it was. Just so I could stop by for a cold one and say good by to part of that homes history. As he was going back with Fiberglass.

  9. I have heard that the use of cardboard to protect the membrane. Can't really tell any thing from the pic. But looks real sloppy.

  11. Kurt, I was under the impression all brick was porous? I thought there was even a classification put on brick for the absorption rate or how many freeze thaw cycles they could go through.
  12. Mike, I am not a fan of your first diagram I don't now how many times I have seen the space between the flashing and ledger full of Leafs. Allowing the moisture to accumulate and rot the ledger. Second one I what I like to see. Nevertheless from what I can see in the picture. I don't like the fact that the OSB is setting or in contact with the concrete foundation. But it appears the water is coming from the behind the flashing. I would look to see if the flashing was installed properly. If it is start looking at roof, window, and door terminations. I have seen OSB exposed under a deck that was flashed properly and it was fine by the time I got to inspect it twenty years after it was installed. I don't think the fact the OSB is exposed would be why it rotted. Something else is going on.
  13. Flashing should have been on top. To catch the water before it goes behind the ledger.

  15. Around here It is only required to replace the bus bar. Some what curious what is required in other areas?
  16. Thanks guys I got a call to investigate a strange odor in a very High priced home. found several sewer openings along with the spring load vent behind the wet bar. On a side note nothing like supporting a ten foot by ten foot landing at the bottom of the steps with Two by fours and two low velocity power fasteners!
  17. Trying to find Install guidelines for spring loaded Mechanical waste vents. IE. how far they must be placed from the main drain line. Thanks, Erik
  18. Used to hold the siding on. Grade should be bellow two by fours. Nail boards
  19. Hi, First time to post here. sounds like loose bolt on the service feeds at the fuses. Also in the picture's... are you guys allowed to bundle your wires out of the breaker box? Looks like it could create quite a heat load. Erik
