  1. This vent has already been replaced, (I write up the work orders). This was not a home inspection, but an audit for a community action agency. The pole is to extend my combustion analyser to get a reading. They won't let me drill the flue anymore on sealed combustion appliances so I have to get it from the cap. I don't get on roofs with ice.
  2. This as a mobile home that had a roof installed over the existing roof. Instead of replacing the concentric vent, they tried to adapt this contraption. (yes that is a frying pan)

  5. At an inspection a couple years ago the sellers agent was shadowing me throughout the inspection and griping about it taking too long. I could not close and latch a double hung because of built up paint. As I was writing it up he feverishly kept slamming the window until it shattered. I then had to write up the broken window (trying not to bust out laughing). Made my day! After I left I realized I didn't get any pictures and had to worry if this guy was going to blame me. (he was a real douche bag)
  6. It's colder than a well diggers a$$. And there was one that still makes me pause, "I may be dumb, but I'm not stupid."
  7. I was under the impression that with a ridge/ soffit set up , the hotter air pressing against the ridge and escaping "sucked" the air through the soffit kinda like stack effect. So when you add gable vents it doesn't get "suction" at the bottom and pulls air through the gable ends. Does this make any sense? Kurt, what is the name of Mr. Rose's book?

  12. Is the pressure relief plumbed into a drain or can you see the end of the discharge pipe?
  13. Where can I purchase a calibration device? I can't seem to find one anywhere.
  14. Take an old bicycle pump, cut off the chuck and wrap the hose end with duck tape, or pay 70.00 for a "mighty pump". If you want real results use what these professionals use.. The DrainBlaster 2000 *CAUTION* clip contains foul language. It's scary to think these guys may have customers.

  16. The supply plumbing has to create a loop for it to work. (Fixtures in parallel) That particular pump is for heating. Potable water requires a bronze volute.
  17. I recently saw a commercial about the Certainteed shingle class action lawsuit and have a few questions; 1. Is this affecting anybody's reports? 2. Is there any way to ID them? 3. What exactly is the problem with them? 4. Do they increase risk while walking the roof? The shingles that are the subject of this lawsuit are organic asphalt shingles manufactured from July 1, 1987 through 2005 under the brand names Hallmark Shangle, Independence Shangle, Horizon Shangle, Custom Sealdon, Custom Sealdon 30, Sealdon 20, Sealdon 25, Hearthstead, Solid Slab, Master Slab, Custom Saf-T-Lok, Saf-T-Lok, and Custom Lok 25. Any information is appreciated.
  18. Were there water lines going to the furnace? This could be a heat source. That would explain the two gate valves to isolate the loop in case the coil in the furnace started to leak. It would need a circulation pump.

  22. I've inspected three winterized homes in the past two months and all three had issues, These were all winterized by the same "property management" company. Larry didn't pull the plug on the well pump which cracked the volute, Daryl forgot to drain the toilet tank, he just poured anti-freeze in the trap. And the other Daryl forgot to turn off the breaker to the water heater when he drained it. I had a guy call me and offer $30.00 each to winterize homes, said I could do three to five a day!!! I can see where the problem starts.
  23. Last year I inspected some apartments that were built in 1940. Many still had the original boilers. They were manufactured by Weil-McLain.
  24. You need to consider the extra 10% + energy expense as a cost of keeping it. I'm sure the difference in operating cost plus the reduced maintenance will pay for a new one over time (a long time) if you can handle the expense up front.
