  4. Wouldn't sealing the surfaces lead to about the same mess as the original EIFS configuration by holding in moisture? Or is all the moisture entering through the surfaces?
  5. In the basement underneath a gas fireplace, I was writing up the cut joist and at loss to describe the metal structure, why is plywood covering it, and is that okay? Is this to attach another appliance? Click to Enlarge 41.31 KB

  7. It maybe something to do with the soil composition they're using for construction material. I've never seen anything quite like that.
  8. 1. A call for heat fires the boiler. 2. The system pressure increases with temperature. 3. An under sized tank (or water logged) quickly reaches capacity and ceases to function. 4. System pressure reaches limit. 5. Pressure relief valve discharges water out of the system. 6. Thermostat is satisfied and cuts out burner. 7. Water cools and contracts, lowering pressure enough (because of x-tank issue+missing water) for make-up regulator to introduce fresh oxygen rich water. This repeats with every heating cycle.
  9. Could be an abandon two pipe jet well. Can you see where a pump was mounted? Is that a j-box in the 3rd pic? If the panel is old enough it may still be labeled.
  10. Oh yes they are. From the "News from ASHI" September 01, 2013: "Over 33,000 Prospects for General Home (Home Inspector) Do prospective clients find you online right when they need you? 11. I got hooked into this mess a few years back when business was slow. Lots of "looky Lou's" and competitors price shopping. The company withdraws the money directly from your account and you're supposed to get credit for any disputed leads. The burden is on you to resolve disputes. In one case the lead, not having made an offer on any specific property, was "thinking" of buying a house, so I told him I couldn't give him a price. I disputed the charge. The company said that was a legitimate lead because I can "track" him as a "prospect". You get caught in a revolving door of disputing leads all the while they keep pulling from your account. Sound fun? Getting these leaches off your ass is another story. They don't want to close your account but put it on a 30 day hold. Again, the burden is on you to remember to extend the hold, or else one day here comes a flood of bullsh!t "leads" that you will end up paying for. Even when you demand to close the account, they will try to put you off until the account manager, or some other title can talk to you. Nobody seems to have the authority. I had to threaten legal action before it finally stopped. I did get some jobs from this. I figured I broke even financially (not including the frustration), which means that all the while I was working for them. [:-dunce]
  12. A local developer has a few buildings in town like this one. He uses material from demolition and leftovers from new construction. I'll try and find some more and post some pics. Click to Enlarge 63.27 KB Click to Enlarge 64.38 KB
  13. Sorry for the drift, but what is with all the red mortar in Chicago? Is it the original color, or only used to hide defects when re-pointing?
  14. This install reduces the vent diameter and I was going to write it up. But then I wondered why would someone extend the vent? The install manual only addresses the intake clearance. Would the proximity of the old chimney have an effect? Did an installer misread the instructions for clearance? Thanks for any help. Click to Enlarge 58.34 KB
  15. Why would someone go to the trouble of lining the entire rooftop perimeter (except for the penthouse) with 2x2 pavers? They were laid on top of the asphalt cover and not attached or fastened in any way. These pre-dated all building staff and they did not know. Click to Enlarge 25.18 KB Click to Enlarge 46.07 KB
  16. I think I found it. I believe it's 18 gauge twin lead (antenna) for ham radio. Click to Enlarge 2.56 KB This is the closest looking wire I've come across. Too bad it's not an actual photo.
  17. It's bigger than romex but with no ground. Here's another shot of two runs before they're split. What kind of fixture would this have been used for? Click to Enlarge 49.9?KB
  18. I've never come across this material used as conductor. The copper is molded into a solid plastic then split in half like the old antenna wire used to. Is this acceptable? Any help please. Click to Enlarge 40.93 KB
  19. Is it a closed combustion unit for a mobile home? If it is, the tank may have an air intake on the bottom that's sitting on the floor.
  20. How loud is it? Compared to a refrigerator? dishwasher? vacuum cleaner? Hair dryer? Some of these fans are fairly loud and are not so noticeable in a basement. In a closet next to a bedroom is a different story.
  21. I have come across this twice. I just note it in the report. I spoke with one of the occupants and they did not realize it until they had a party, and it was flushed several times in a row. It steams your buns (pun intended). I wonder what the melting point of the wax ring is?
  22. I guess harmonic divergence is out.
