  6. BINGBINGBING! The clamp was loose and wouldn't tighten. The clamp has probably been loose for many years and stepped on dozens of times causing the deterioration of the insulation. Hot touches bx casing....... I had to remove 6" of bx casing to get good insulation on the conductors. Fortunately there was enough slack to do so. I then installed a new clamp that actually tightened all the way. "Fired" it back up!
  7. I recently contracted some remodeling work for a loyal customer that had purchased a "new" home. They had it inspected (yeah) but they did not know I was a home inspector (aww).   9. when I first saw this topic, before there were any responses, my thought was "tear it down and just run the bare flue up". I didn't feel like commenting as I am still a rookie here. There are a lot of poorly installed, and therefore problematic rooftop wood and vinyl chases around here. I don't understand why you'd want a fake chimney (that doesn't even look like a chimney) on your roof. In this case I understand having seen an exterior photo. Why not spend the extra bucks and build it from the ground up with proper footings and such, at the get go?? Diff'rent strokes.

  11. when you say bundled, are you referring to when about 10 grounds are twisted together to form a "stranded" looking wire?

  13. I've been going to the Mcd's drive thru most mornings for a while now. When I get to the window to pay I notice 2 things everytime; 1) the plastic pan under the pressure relief valve overflowing and running across the tile floor. 2) the pile of boxes stacked in front of the ele panel that says "store nothing in front of these panels" DUH!
  14. Yea, I know from experience it doesn't work. It also doesn't work to seal up those places where squirrels or Norwegian roof beavers chew on lead flashings. Apparently duck tape is not UV resistant. Does the WWII reference have anything to do with the DUCK vehicle?

  17. picture #2 lets you see where the flashing behind the brick veneer is missing and illustrates how much mortar falls behind the brick during installation. makes me wonder if there are weepers under the soil letting water IN. []

  21. I temporarily replaced a raised panel in a closet door when we had a cat. The replacement had a "mouse hole" appearance. I also put a bath vent fan in the closet to pull out that disgusting odor.
  22. My brother, my son and I are Eagle Scouts, I have had the pleasure of mentoring about a dozen scouts to attain their Eagle rank. Serving as Scoutmaster two different times was rewarding especially when a former scout will make a point to come over and say hello. Occasionally I will see my Scoutmaster from back in the 70's. He was a great influence on my life. Being an Eagle Scout is an honor and privilege for sure. Congratulations on your son's accomplishment.

  24. Agree with the small pics.... Open knockouts missing cable clamps limited access at subpanel many double tapped neutral and ground wires in the main panel what's up with the neutral conductors on the sub panel?
  25. last post from me on this topic! This was not an exact timeline, just a realistic best case scenario for our company. I'm not sure what we charge for this sort of thing because it is my brothers job to determine that. We (all 4) take 3 weeks of paid vac per year plus the occasional day off. We work 5 days a week, 8 hours a day-ish (never more, sometimes less) Our reasonable prices have kept us working 5 days a week for 17 years with many repeat customers and ONLY word of mouth referrals. There have been only about 20 days in those 17 years that we wanted to work but didn't have the work, even then we had the capital to pay ourselves for the downtime. We are not well off but comfortable with children in college and money in our individual accounts for taxes, emergencies and retirement. The problem isn't with the contracting. The original question was about home inspection and I feel I got ALOT (overwhelmingly so) of good information to work with. I am going to implement many of these suggestions asap. Don't worry about our contracting buis, it's running well. Oh, it doesn't seem to matter who the politicians are before they are elected, we're not usually happy with them after
