I bought a few of these machines in 2008 and found I only need two out of the three. The machines sell for around $800 and I will sell this one for $400.00 It comes with the power cord, tripod, key and cable to connect with the monitor and computer. Still looking into Portland but my wife and I are a little concern about the amount of cloudy days there are throughout the year. While 40 degree days are not bad especially when the sun is out, but 40 degree weather on a cloudy, drizzly day is a little different. We are now focusing on San Diego, CA.

Thanks for the info. My wife and I just started collecting info about Portland. Beaverton looks interesting to us. There is a 2 bedroom apt that looks good for $1100 a month which is comparable around here. We will be paying either 7% or 9% in taxes which isn't much different than around here (not including the other taxes we have to pay). It looks like Portland's cost of living can range from $58,000 to $65,000. We get the winter blues around here due to the cold and snow so we might feel the same in Portland but feeling about 20 to 30 degrees warmer. We noticed the summers are not as hot and from the pictures I've seen, it does look beautiful. The economy over there is something more we have to look into. My wife is a Paralegal and I would be trying to get a job doing heating and cooling - something I would be doing now if I wasn't a home inspector. What is the primary way of heating and cooling a house in that area? And is there any areas we shouldn't be thinking about moving to?

Just wondering if anyone on here is from Portland, Oregon or live anywhere around there. It seems every 5 years my wife and I want to live in a different state. I have lived in Indiana the longest due our daughter but she is going to graduating high school early (a month before she turns 17) and we are looking at a few locations such as Portland, OR; Suffolk, VA; Woodland, VA or San Diego, CA. So far Portland, OR is looking good. Any thoughts on Portland?

I personally didn't like the Chicago ASHI chapters. At one time they disagreed so much they started a second chapter. They were ran like a union, so it didn't matter how many years I was doing home inspections, if I joined one of the chapters, I was treated like I just got out of high school (plenty of examples to give). While there might be a lot of good ASHI chapters out there, there was too much macho, don't question what I'm saying attitude when I went.

There was an article that was posted somewhere where the home inspection company was sued for not reporting certain defects and that company lost. If this company had no assets and the owner had no personal assets, what is the worst thing that can happen? This guy owes the home owner a lot of money from the judgement but I don't know how that home owner is going to get it. I also don't know why this guy can't keep doing home inspections. If anyone knows the answer, It will be interesting to hear.

Don't know about ASHI but what if you expanded that statement a little just to cover even the simple repairs that are likely to be corrected by the seller. "Items noted in the observation sections of this report should be performed by a licensed/qualified contractor. Weather corrections are made by a licensed/qualified contractor or not, corrections should be made as noted by the manufacturer, current standards and/or codes." Just a thought Note: I do feel that if somebody is licensed, they should also be qualified. But I also don't think it hurts to included the extra word. -
I don't like it but that's the answer. For some reason the gas dryer is considered an unattended appliance like a stove so it is allowed. So if you ever see a stove being used in a bathroom, that's OK also.[:-blindfo

First three letters of the last name and the date of the home inspection. Easy for me to look up. John Smith - Inspection date 10/3/10 Report # smi10310 If I do a wood destroying insect inspection is would be smi10310wdi. Radon test would be smi10310radon and a re-inspection would be smi10310reinspection Been doing this for years now.

Sorry for going off topic but I just wanted to write that it's nice that you guys are directing your thoughts on his question and not that he wrote "hot water tank". While some in other forums would focus on what they feel is incorrect language, you guys are focusing on his question. Nice to see and please keep it up.[]

No pictures. I used to live in Bowling Green, KY about 9 years ago. I use to live on Ridgecrest off of Smallhouse Road close to 231. Do they still have the signs up on every intersection of Scottsville Road showing the running count of accidents on each of those intersections for the current year?

WDI Inspection report guidelines

I don't included it with the home inspection report. I just put it in an envelope and deliver it or mail it at the same time as the home inspection report. I hope you do have your license from Purdue University. If you don't, don't do the WDI inspection. http://www.isco.purdue.edu/pesticide/how_do_i_wdpi.html I love that the certification is valid for five years. -
I've seen the same install around here that's in picture 026. I went to a well known union roofing company (I did an inspection for the owner) and he informed me that the type of install is considered acceptable. I to was a little surprised but when I went to another roofer and informed him of what the owner of this other company told me, he agree with what I was told. I don't know the slope of the roof in the pictures but there was a small pitch away from the roof shingles. I still don't like it.

How do you keep your report memory size down? I average about 30 pictures in my report and each report size is around 2MB. -

Why do you find Intelligent Reporter better? It works off of Word so it should have the same features/limitations. Now they have private lessons. Nick Carlson has taken Gary's spot. Nick is trying to push the software so it can do more but it has been a slow process (I think they have him in too many meetings). They do have a new version that just came out but there are some bugs that still need to be worked out. Once they have the bugs worked out, I will be upgrading to that version. -
For the Fluke IR camera, I love it. Easy to understand what I looking at plus focusing is too easy. Nothing to do but decide if I want to have the temp. scale included with the picture and if I want to have PIP or just the IR picture. Then just covert the picture into a JPEG. Scott - Anybody can be found these days. Especially a high profile guy like you. Claims made is all you need. Occurrence is a waste of money, if you are staying in business and are continuously insured, i. e., no gaps in coverage. You do not need occurrence coverage to change companies. Your new company will cover you back to the original date [your retro date] that you became insured. You must indicate what your retro date is on the application to your new insurer. You only need tail coverage when you leave the business. And it only covers you for 3 years. Generally, that is enough. Sixty percent of all claims are presented within a year of the inspection. Ninety percent within two years. You can imagine how meritorious a claim is that is presented two years after the inspection. I'm a little confused. I was told that (at least in some states) the home inspector/owner can be personally liable for any problems that should have been reported and has resulted in costly repairs. Since he is the home inspector and the owner of the company, that owner's/home inspector's personal assets are at risk if he doesn't have insurance. So with a Claims made policy, if you quite doing home inspections and you get a lawsuit from a job that was done 4 months before, isn't that home inspectors/owner's personal assets at risk besides the cost of a lawyer dealing with the accusation(s)? I remember having a conversation about how Corp and LLC does not protect the owner's/home inspector's personal property. Even though it is in most of our contracts that we have to re-inspect the complaint first or the home inspector and the company will not be held financially responsible. If you close up shop, I would think that part of the contract can be thrown out and they can go straight to their lawyer. We can be held personally liable but yet we don't need tail coverage, it sounds like they are two conflicting statements.
