  1. Brian, The simple answer for a client or realtor to understand is that if the breaker is too big the wire becomes a heating strip in the event of a short or other malfunction. Combine wire size and breaker/fuse size to make very warm house or should I say BBQ. I hit this one time and the only thing I had to do to convince my client was to show them the 50 amp breaker for the Range cable and the 50 amp breaker for the condensor. If the right size breaker gives trouble trips, too bad, it's time to fix the system so that it operates properly. Mike
  2. I did a mansion which was 6 years old and the roofer didn't find the need to add tar paper to his cost of installation. Of course the Realtors BOTH say, "Is there a code that requires tar paper?" hmmm lets see....They got the lecture of there lives and then still called a roofer to come and guess what he said. Wrong.. He said basically that oh he sees that type of installation alot and that it doesn't affect the roof although it may void the warranty. Documentation is the key to life.
  3. I have been using the iPAQ Pocket PC with The 3D program for 3 years and I love it. Because I have had plenty of time to modify the input sequence and to add and subtract different menu items I spend about 30 minutes at the computer mostly because of the pictures that need to be set. The temptation for me was to go to a hand written report for speed. But as I tried it a couple of times and decided that I like to take my time and to have a list to work through and double check before I pull out of the drive way. The detailed printout with pics really saves me phone time with Realtors who want to question my findings. I have also had the same iPAQ for the entire time with no problems. I charge in the car between inspections and usually plug in the bathroom or kitchen while I'm on the roof or in the attic. Plenty of juice.
  4. Monte, I was just told that manufactured homes also come with a ten year warranty on every piece that is installed or purchased through the manufacturer. You certainly won't get that from a builder, at least not around here. I stand corrected and appologize for my prejudice...for now

  6. Boy those were a lot of fun. You could do a slide show. The only defense I have ever heard for these vehicles is that they are built with 2x6 construction and can travel the interstate at 65 MPH so they must be rugged. Which reminds me, did you note the VIN # in your report? Well any way I always noted the "other" aspects of the home. Such as the cheap wall coverings, the cheap floor coverings, the cheap siding,trim and shingles and the cheap fixtures from water to electric. These mobilars are heavily regulated yet their still junk..all held together by a good sturdy skeleton but still junk all designed to last 10 years. Sorry for the blow out.[:-taped]

If they used a rented machine and din't use the proper dilution of soap or didn't rinse thoroughly the detergent could become "oily" and attract dust from the air and actually "stain" pretty quickly and sometimes worse than the original dirt and stains. If they used a cleaner of any kind in the last three months I would recommend a Professional cleaning company be called to rinse and re-clean with a Hot Water Extraction System.   10. Everybody is different but I think the most important thing is to have a good plan and to be organized when you show up so you don't look like a $400 monkey. We were talking about tub overflows and someone noted that they always do their catch-up while filling the tub so I started that. Two days later someone else posted pics of a PEX set up for testing the overflow and what do you know I'm right back to square one (with PEX).[:-thumbu]

  12. Is the Meter set for Continuity or Volts? Sounds crazy but better tha than the alternative. Besides I was always taught to start at the obvious and easy then work into the more complicated and expensive.
  13. Even if it did somehow get into the water system through the pipes, I would think it would dilute pretty well after the first couple of showers unless there was an ongoing contamination. What level of Termiticide was found in the water?

  15. What Hansen Book? I need some help in the electrical department. I got used to wiring in PA and in Tenn from doing contractor work but Now I'm in Cinci stuck in the middle and it seems like a 3rd world of wiring. I actually broke out one of my Dad's books, "Residential Wiring" by Gary Rockis. These guys never heard of Nec or his brother Ibc.

  18. Thanks all, Sorry I dropped out for a couple days- it's nice to be working. I thought that the major problem with the double taps was the bad connection and I knew the triple was a bad play. I didn't know they made breakers that accept doubles until you mentioned it and then I remember seing them all over. Jim I knew about the stranded wire and the A/C was not pulling enough to get full operation out of the compressor which explained the minimal temp drop and a lot of other stuff. Please pick on me all you want I only know what I know and my ego can handle correction from the old silverbacks. [:-dog]

  20. I've been bouncing this idea about double taps around and off of as many electricians as possible. Where do you guys stand on double taps. And if that wasn't enough todays house actually had a triple tap, that worried me... a little. There was enough other stuff like the AL wiring, the 12-2/ 30Amp A/C circuit and open outlet box under the sink. So I was just thinking about this and wondered what you all thought. I wish I could drop the Pics in for you[] maybe if someone explained it to me r--e--a--l s--l--o--w, I could get it right for a change.

  22. Steve, Whenever Helping people creates greater opportunity for wealth it is no longer work. In other words learn about the subject advise people for their own safety when the need is present and pick up the extra cash. But first check with your insurer. Spelling is no issue around here.
  23. Had one in a condo go bust at the motor. Apparently an older couple NEVER used the thing and the seals around the motor were wasted. Fortunatley There was a heat register below that nicely sent all the water straight to a basement drain with no major drywall repairs. Really scared me because while the thing was filling up I went to check the HVAC system in the basement (ended up getting a shower) and thought I forgot and overflowed the tub.
