  9. I am being told that there is a sump pump installed in this drain area. There are two cables feeding the area, so I am guessing they are correct.   13. Can't say that I have ever seen this setup before. 90+ year old home, washer and dryer "relocated" to the utility basement. What is visible in this pic is the hose connected to the home's drain line. In the second pic it shows the white drain line which is also part of the washing machine drain line.   15. Jim, Do a search for this topic and you will find it has been covered a lot. Opinions on software are as varied as the personalities that frequent this forum. Do you have any building/construction experience?
  16. Red, I would take your advertising dollars and spend anywhere else but there. The realtors are still going to refer who they refer no matter what name is on the folder. Typically, by the time the folder is in the clients hands, that decision has been made. Concentrate on your website, do a door hanger for homes that may need an annual type inspection(home owners). You'd be shocked at how many people don't keep up on the maintenance of their home, or go in their crawl space/attic areas. A home inspection for home owners. Just my humble opinion.

  18. Do you have another pic of the setup? Was there a thermostat in the basement that might have turned on in floor radiant heat?

  20. Sorry for the delay in response. Mike your explanation of the restricted vents due to flat work is pretty much on the money. This is a custom home with an in ground salt water pool in the back yard and nothing but flat work along the sides and back of the home. The crawl space cavity was dry and fungus free. It looks as though the vent was in the process of being installed and then stopped. Would you call for the fan installation to be completed? Or since there is no negative effects of not having one, just let the client know what it is and the theory behind it.
  21. Marc, I am not sure if it was for the dryer. It was only partially installed. So the reason for it would be to help get the lint to the exit on a long dryer vent run?
