  1. Brandon, definitely a bubbling noise and not a sizzling or percolating noise. Was very odd.
  2. I was in a condo where the gas water heater was installed at the upper level. With no water running, I was randomly hearing large bubbles of air in the piping and/or heater. There is a newer vacuum relief valve installed on the cold water side supply piping. Is this normal to have some air entering the valve, even without any water running at any fixtures? Thanks

  4. I see dishwashers every day that have the controls concealed so they can't be accessed unless the door is open. My KitchenAid is that way. Would not write it up. Seems petty to me.
  5. What's the white stuff on the sheathing? Any chance there was a slate shingle roof on there at one time? And what's with this Century home terminology?

  7. Wait, by using a moisture meter with pins it becomes an invasive inspection, then we go down the slippery slope?? I don't get it. I remove covers, panels, pull up carpeting in corners, etc, etc to do what's needed for thorough inspection. We could start the drop ceiling tile discussion again. A moisture meter is an instrument that should be used with great care and thought. Is the subsurface material that you are scanning drywall or plaster? Minimal thought. Walk into room, look at wall, tap on it if necessary, and you should know exactly what it is.

  9. That method of inspecting wouldn't fly around here. The buyer, in laws and two realtors are one step behind for the entire inspection. People get in the way constantly. Walk into a bathroom, turn around, and there's four other people in there with you. Gets very tiresome. BTW, explaining the minutia lets 'em know you know what you're talking about and will result in referrals.
  10. Most asphalt shingle roofs are fairly easy to determine the age to within 5 years. An occasional roof's age is much more difficult. I just love it when I can climb down a ladder and announce the exact age of the roof. Click to Enlarge 32.56 KB

  12. I find it curious that the pictures are in the summary only and not in the body of the report. Almost seems like two separate reports.

  15. Yikes. I've only been taking 30-50 photos per inspection.
  16. Never seen one before, but here's a user review from someone on that Lowe's website link. "I purchased this item is not for plumbing use. I found it is a right match to make a massage tool to work like a elbow for the shi-atsu effects. It works perfectly in size, angle, and all the possible tips about the massage force. So I would recommend it to the people who are making the same purpose tools."
  17. Brand new A/C install. What kind of trap is this for the condensate line? Never seen it before. I know it's not correct. No overflow pan and lots of other problems.   18. Most inspectors in my area use charcoal canisters. We use the Sun Nuke for follow up, if it's requested. The lab tells me the monitors are not any more accurate than the canisters. And they would sell, lease, etc. either device for us to use. I see repeatedly that inspectors place the radon test in weird places like in a closet, boiler room, on top of a water heater etc. And, if I mention closing all the windows in the entire house, I'll usually get a response from a realtor that MY inspector says to close the basement door only ( I ask if the other inspector can provide that protocol in writing). Rather than annually taking a certification test on topics such as the atomic number of uranium, the basics should be drilled into the heads of radon technicians.

  20. Darren, I wish they'd make those things bigger. My head doesn't come close to fitting in one...
  21. There's a Ghost Lake located on Shades of Death Rd in Western NJ.
  22. Hack job? The wires can only be installed one way. If they don't go under the screw head, where else are they gonna go? The bottom breaker is likely a two pole.
