"Point to me in the contract where it says that physical observation is limited to a walk-around visual inspection of the property? Those exact words were not used," said Michael Feldman, Jackson's attorney" I believe every HI in America that uses a PIA states it is a "visual inspection". Did BVH a multi-disciplined consulting engineering firm overlook that detail? Also why would BVH subcontract an architect to perorm a HI on a 50,000 sq st mansion? Seems to me that employing a team of qualiied folks would have been better.

  8. I am surprised to find a 2440 SqFt house built in 1995 w/ only 100 amp service. It has the following electrical appliances: - dryer - a/c - range/oven - microwave - garbage disposal - dishwasher Using one of the free online load calculators it came up with a minimum service of 181 amps. I verbally explained that it is very unusual for a house of this size and age to only have 100 amps service, but I could not necessarily say it would be inadequate. That would depend on what all was to be installed when they moved in. So my question is how do I write this up? Do I just explain that it is unusually small and maybe inadequate or do I call for a sparky to perform a load test? I’m not quite awake yet, but this is what I have now “FYI: The house’s electrical service is 100 amps. This is unusually small for a house of this size and age. A typical house of this size and age has 200 amps to adequately provide for all the electronics of a modern house.â€

  11. I did one recently and the owner said they were 50 year shingles. However, the ridge shingles did not look as thick and I just mentioned verbally that the ridges may not last as long as the rest of the roof.   13. It was several months ago. I said “Rip off all the roofing and start over. There are way too many layers of shingles on the roof. The maximum recommend layers is 2, this house has somewhere around 6, with the original wood under all of that. That is too much weight and if it has not already caused a problem (it may be why the joist have failed in the crawl,) wait till you get a good snow & ice load up there. When the roofers get everything off, have a qualified carpenter do a good inspection of all the rafters to see if any have cracked or otherwise need repaired. This house was a POS and I did not want the - single Mom, 1st time buyer – to buy it. The realtor was on my nerves from the second she arrived. The report was brutal, and hopefully shocked some sense into the young lady. I guarantee I’ll never hear from that realtor again. Maybe I’ll follow up with her, the buyer, this week to see what happened.
  14. Correction, Don't you mean a layer of rift-cut cedar shingles? I doubt that even with that many layers that you could get a shake roof as smooth as that shown in the background. However, 50 to 60 years ago it was common to butt up over a cedar shingle roof and run asphalt. ONE TEAM - ONE FIGHT!!! Mike I'm sure you're correct Mike. Here is a pic from inside the attic.   16. It is one of a kind around here. I've driven by it a few times. I just decided to snap a picture the other day. You can't tell from the pictures, but it is well over 20 years old.
  17. I may have posted these pictures before - I’m not sure. What I found most interesting is that numerous things on the house were to be fixed, including the roof, and I was asked to come back and check them. Through the realtor, I was told everything would be done by Wednesday, so I could go back on Thursday, and they would close on Fri. The seller knew I was coming and was telling everyone he had people working on the issues. When I arrived nothing had changed - I stood dumb founded. Of course they still bought the house.
