  1. Another education - courtesy of TIJ – thanks all. I don’t think anyone was terrible concerned with it, but I always try and provide as many answers as I can. This was a show home and the buyers are getting it, from the bank, for almost 100K less then the original asking price.

    SEER Rules

As far as I know, you've described the issue perfectly. There's no cutoff point that I've heard of. The rule doesn't affect new old stock. - Jim Katen, Oregon Well, that's the pits. Looks like the builder has circumvented the intent of the law by stockpiling cheaper equipment and dumping it on unspecting consumers..... I agree it stinks, so ask yourself where else he is cutting corners? Hire a good inspector.
  3. But would that not cause the studded areas to be darker?
  4. I’ve seen ghosting on drywall walls & ceiling and understand the principle behind why it occurs. I have never seen ghosting on exterior vinyl siding. This is the west facing wall. You can see marks where the vertical wall studs are and the horizontal floor area between the 1st / 2nd floors and the 2nd floor / attic. The house was a display home built in 2004/5, and has sat empty for several years, since the builder went tits up. It really looks more faded then stained. It was not unusually dirty when I wiped my wet finger across it. So what causes vinyl siding to fade like this? My only theory (really a shot in the dark) is as the sun heats up the west wall, the framing members retain the heat longer and get hotter and somehow causes the vinyl to faded unevenly. Any ideas? 5. Thanks, I'll check it out.
  6. Richard, what program do you use for the nifty yellow arrows and text on the photos?
  7. "A few days before closing on the home, Wildauer said their realtor had contacted them to say she had "forgotten" to schedule a home inspection....the realtor told the family they could wave the inspection and close on the home."
  8. What is the definitive informational source for attic ventilation? Is there an ASTM standard, or another organization that has published standards?
  9. Clearly someone was eating palmagranite & red plum jam on organic flax crackers, when a hand emerged from the inky shadows, searching for its owner.
  10. Does this vent looked damaged to you? I've seen some with the top opened like this before, but I'm not sure. Click to Enlarge 59.54 KB
  11. Pledge Lemmon wipes help some, but I never got mine back to orginal condition.
  12. So who is going to develop a nondestructive Chinese drywall tester?
  13. You might want to check the dictionary for "clerance" and "combustable," if only because we'll want to use the correct spellings for the hundreds or maybe thousands of times we'll have to call out a defective vent... www.dictionary.com would fix you right up. WJid="blue"> Yea Walt I knew my spelling was wrong, but to be honest I just did not care at the time. But, see, it's not all about what's easy for you. As a professional, one should work to a reasonable standard that's upheld by the whole profession. Middle-school students (grades 5 - are expected to be "fully accountable" for their spelling. If you want to work below that level, expect folks to recognize your attention to detail and respond accordingly. WJ oki doki - but i was not writing a report or else i would have thunk more.

  17. Were expecting 3-4" over the next 24 hours. My kids Boy Scout meeting has been canx for tonight and I expect their school to be canx tomorrow. A few daze ago I was in Orlando and they were completly freaking out because the temp was expected to drop to 27. We have no idea what a real hard winter is. Sorry you had to go through all that, may advice is move south.
  18. I see no "Meta Tags" No "Alt" labels/tags on the pictures I think the big house in the background is a bit too much and makes for a distrcation when trying to read the text in the forground.
  19. Les, Is ths all true?
  20. Les, I've never measured it and have never researched it, but ... Every morning for years I have washed my face with cold water and I truely believe the water from the cold tap is much colder in the winter then it is in the summer. On a side note: I use cold water to remind me that many people in the world have no warm water or have no water in at all.
  21. Yea, I agree I can't think of a reason it is wrong, except that the wall will have to be damaged if there is a need to access the wiring. I would probably say something to that affect.
  22. How about this.. Snow lands on the rain cap, the warm exhaust melts it and then it refreezes when it runs off the corners.
  23. The advice has been given many times here on TIJ to seek out a professional editor to review stuff we have on our web pages, brochures, flyers, boiler plates, etc. I always thought that would be a good idea, but where do you go to hire an editor? Well it recently occurred to me that I know a professional editor. She edits a local magazine, has worked for various newspapers and been in the editing/writing biz most of her life. So I called her to see if she would be willing to take a look at some of my stuff. I e-mailed it over, she made the changes in red – emailed it back – and the fee was very reasonable. I asked if she would be interested in working with other HI like me. She said she would. So I don’t mean to sound like a commercial – but I thought some others on this board might be interested in and benefit from access to a pro copy editor. Especially those of us with web pages. For the sake of full disclosure: I know Lisa socially, but have no financial or personal involvement with her or her business and gain nothing from passing her info along. Her name is Lisa Adams and here is her e-mail: lisa.adams(at)charter.net
  24. I have been thinking to ask the same question. I seem to get around 1.5 years before I notice a decrease in power. I have 2 that I cycle through.
