  2. fyrmnk i had the same thing happen on 2 jobs last year only difference is both were noted in my reports. it is not uncommon for the evaps to be 1/2 to 1 T less than condensers around these parts. r.e. agent stepped in with his broker and told the warranty service they would discontinue sending new clients. response was we made a mistake in both policy reviews and will replace the units for our normal $50.00 sevice fee. these vendors are no different than insurance companies that deny claims until someone grows balls, disputes denials, stands up to them, or contacts someone higher up the food chain. when dealing with bottom feeders start at the top and work your way down. the bad taste doesn't last near as long. i'd contact the components manufacture to get their spin on this specific set up before i would cave.

  7. Danny, I'd have to defer this one to the AHJ just to be safe. Regional opinion will most likely be different. Codes interpretation is a tricky business and there are opinions galore, just look at these boards. Mine wouldn't matter in Jacksonville, FL.
  8. Attic plumbing insulation absence was in the report. Buyers walked today because the builder said "your inspector has picked this to pieces" I guess for a brand new condo stucco below pavement-soil, 34" wide stairways, current plumbing leaks at service stop valves, accessible parking, inactive under ground garage sump, absent AFCI's at 2 of 3 bedrooms, neutrals mutli tapped... I am too nit-picking.
  9. Thanks to all for the links and other info. The circulation pump sounds like the ticket for a 3-story condo. This is not a Grundfos circulator. I'm sure of that. Even during a senior moment I'd remember that name once seen again. I'll be going back if the clients don't back out for other reasons and will get the mfg. ID this time I'll put it in my money clip where I wont loose it before I can do the research. There's plenty of room in there I'm married. I did call out the unsecured pipe on unsecured 2x4 blocking. They ran all of the plumbing and the gas lines in the same manner, lazy. What is controlling the pump? Good question and I wont know without mfg. specs. 2Bcontinued...or it's on to a new property for these folks. They are not happy campers. Neither of their current vehicles can enter the parking garage. Approach is down a single lane alley hard left over a speed hump, under a 6’9â€
  10. Anyone know who's this is and what it does? I found this electric supplied valve on what appears to be a segregated water supply with a hose bibb termination located in the attic next to the water heater. Of course I took notes, name, model #...and left them between first, second inspection, and home, can't remember the name except I think it ended with 'man. Consumers will accept crap and inferior products everyday knowing full well there is a bigger, better, latest, and greatest just around the corner. Therefore industries are happy to oblige providing them just what they think they "need" at less expense. Look at your own market aren't older home sales in a slump compared to new home sales? Around here the PB are high end and no more shields hell it's hard to locate a pretreat certificate on a lot of the new builds. Maybe the 6 mil under slabs is good enough???

Absofrickinlutely I have a friend that is an Entomologist with the local university we be buggin’ A note to all please do not think or be fooled that cold weather has slowed these critters down. When in attack mode like you entering their space they may look stunned, slow acting, but beware they have the ability to strike quickly remember that’s how the survive. It has only gotten down to +17F this winter and ROXANN had a cricket that morning, hadn’t seen her move an inch for days, then BAM hit that sucker from a foot away in the blink of an eye. Brown recluse are the really bad boys on the block much harder to spot and the bites cause flesh-eating wounds that take weeks or months to heal, very nasty.
  20. The orange sac to the left of MGB's photo is her egg sac 25-900 younguns per lay. I've watched and counted 357 coming out of a pinhole in the sac, one by one, until it was empty. Mama laying the eggs and spinning the sac takes about 1 1/2 hours. Fellas meet ROXANN, ROXANN meet the fellas. Had her since summer '05.   23. O.K. so when I first saw these they are basketball size and similar in shape just irregular surface. Once bumped they crumbled as depicted. So this is how UFFI acts on the first date. I'll never ask it out again!

  25. Mike, I’m not into collecting samples. But may in the future if these encounters persist on other inspections. As far as yours and Les’s theory of a foam or urea formaldehyde insulation. I’ve seen much of this and this is not what I think I saw. These were more along the puffball theory but much larger. Very light and fluffy, easily disturbed from original shape, semi exploded upon contact as depicted. Chris, seen lime but usually hardens not softens and never seen lime fluff up like this stuff. What would one use lime for in the attic? Paul, you’re thinking like I was fungus. And yes I reported as an unusual unidentified mass further sampling and testing required for specific identification. After hundreds of crawls this was a "first encounter" therefore unusual to say the least considering the crawl was dry. Jim, I’m not familiar with the term UFFI but if there is no copywrite can I use in future reports? Swarga, do albino cows really crap white or were you just pulling my leg? I don’t think it was dried Burma. The alien egg thing would work for me but then I’d have nightmares of killing another life form on first contact. As I’ve aged I’ve tried not to kill things intentionally or unintentionally unless I was hungry. These neither appealed to my appetite at the time or my normal cuisine habits.
