  2. Nolan, you're welcome to tag along to Ft. Worth this late summer early fall and see a HCS throughout the phase progress from everything else i've seen so far with this 6K+sqft shaq it won't be anywhere close to right & proper i'm like your friend in Houston, never seen one here either
  3. elementary explanation water in vapor moves from warm toward cool think cold adult beverage on a warm summer day where is the condensate? outside of the adult beverage container i'd imagine where you're at, warm coastal=moist warm outside, dry cool=air-conditioned inside capillary transfer would deposit and dry on the interior air leakage, absence or breeches in vapor barrier might be the causative source not nice to install building materials incorrectly, argue with mother nature or try to combat physical laws

    Grey PVC???

Early PVC DWV products were industrial gray. Dark gray is still being used for industrial pressure applications.
  7. This was just posted on another mb from a fellow inspector... "I had my first (and hopefully last) "incident" today. Was in the garage with the door down trying to access an attic scuttle when.... the husband returned home and hit the remote opener. I started shouting and trying to shove at the door as best I could from 10 feet up, but to no avail. Down I came. Nothing broke except my extend 'n climb. My body is pretty sore and the door railing didn't fair to well either. The ladder scraped their family van on my way down. I don't know if I'll recieve a repair bill from the family. I know I'm going to feel it in the morning as sore as I am tonight." I suggest unplugging the opener if this is ever encountered...the emergency rope didn't/wouldn't disengage
  8. Thanks Joe, been so long since I've seen one I old-timered

To all of my TIJ family, My friend, esteemed colleague and the resident stucco expert, on many message boards, Carl Brown (aka Stucco Man) found these links and wanted to pass them on to every inspector in the universe. We thought these links may be of use and an early present for all http://bulk.resource.org/codes.gov http://public.resource.org/bsc.ca.gov/index.html Carl has over 20 years of installation and oversight experience and resides in Johnson County, Kansas. He also contributes on many other message boards and moderates @ http://www.badstucco.com/ & http://www.your-leaking-house.com/ As for me I hope all are well during our changing times and have a blessed, happy and safe holiday season. 16. Not trying to change anyone's mind or opinion but I'll be testing them until they pry my corpse off the toggle this isn't a difficult test/examination 1 confirm properly plumbed cut off valve presence, TPRV, drain line and termination 2 spin toggle any resistance call qualified plumber to replace $10-$20 valve because it failed under testing if 2 was completed successfully without resistance 3 lift toggle allow to re-seat if no discharge occurs or drainage persists call qualified plumber to clear drain line and/or replace $10-$20 valve because it failed under testing Manufacturers recommend homeowners test yearly and qualified inspections occur every 3 years This is what can happen from a malfunction or improper installation, evidence is still being collected, please click link and read the story for further information http://www.azfamily.com/news/homepageto ... 75254.html Photos are from my friendly AZ inspector Dale Duffy view and use at your own discretion Image Insert: 119.55 KB Image Insert: 128.33 KB Image Insert: 120.62 KB Image Insert: 113.28 KB Image Insert: 125.83 KB Image Insert: 126.11 KB

  19. Charlie, No attorney here, but I'd leave the ladder as is until you decide if further action/litigation is required...been there done that, halo, screws, pins, still 1/2" shorter on the shattered left limb and 20 some odd years later wish the lawyers and I'd held out for more. The only good that came of mine, was reimbursed lost income, a Harley and I can tell you when the weather is going to change long before the 5 o'clock news AM or PM, I also know how many days in advance. Hope all who are in the process of reconstruction heal soon and heal well. all others...work safe
