  1. how common that is when discussing with the contractor i ask 1 question how do you keep water out of your high top boots when your rain britches are tucked in side dunno is the usual reply i have a reinspect image somewhere they use the step/kickout as a kickup horizontally installed i just shook my head & owner/client couldn't understand what was wrong either some days are really just funner than others

  7. what type insulation was used for the rest of the "stud bays" why blown if different? why wasn't blown installed? my best advise is ? everything & hire a competent 3rd party inspector to review everything before closing hth
  8. wag-around here if gas service is disconnected for a certain period of time the utility provider does a pressure test before resetting the meter if it fails a plumber is called out to locate leak & repair as required before service will be reconnected
  9. Nolan, are you able to perform a flooring inspection? I'm trying to locate a second inspector to corroborate the first inspection provided by the manufacturer. Some of the planks look to be "de-laminating" and were there a manufacturing problem, I'd not want to leave them out of the fun. Thanks!!   14. not necessarily an Adhered Manufactured Stone Veneer (AMSV) installer issue if the contract was written for "to be installed by others" waterproofing, flashing and wrb...which is often seen the amsv contractor may only be responsible for the sacrificial wrb, lath, brown-scratch & asmv app regardless "latent defect" can't be fixed from the visible surface...remove, properly weather-air proof & restart with a good grasp of the manual & better supervision

  16. no insulation would be Direct Applied Exterior Finish System (DEFS) never was or is a good finish for cmu any movement will telegraph...i'm in high plasticity soil territory & all i inspect fail within the first year most mfr limit usage & no longer recommend on any type weather exposed surfaces

Les neither is difficult if you know what you're doing and have the protocol required tools & testing equipment limited market usage & uncommon products scare many my niche here is mostly out of TREC scope; i get a lot of inspector referrals for specialty msv, eifs, stucco, construction phase, infrared & commercial so far all the relos i do require edi certification, very few here have this relos don't pay at time of inspection, average pay arrives 30 days max some are leery even with corps especially certain ones that have been negatively reviewed on message boards...i've consider the source & tested the waters before passing judgement my experience has been nothing but good even from those w/neg reviews by others If you think it's expensive to hire a professional to do the job, wait until you hire an amateur.
