  4. D.P as a relative Newbie my self I can as Bill Clinton used to say feel your pain. First off Randy gave you excellent advice regarding big ticket Items. The reason you feel overwhelmed is you are afraid to miss something that will destroy your career. If you take care of the major systems,then the rest of your time is gravy. Please do yourself a favor and also listen to Steve by doing the report off site where you can sweat details in private. I too am going through the same thing , so chin up you will smile more as time goes by. Oh... also the more pictures you take the less likely you will forget.They cost you nothing but will save you plenty. Best of Luck.

  9. I agree 100% with everything you said David. This is why I am starting off with an all INTERNET marking campaign and it seems to slowly be working. Referals from agents should be against the law. Until they are though, nobody can be blamed for taking advantage of a weakness to win any way they can. So I can under stand why HI's court agents with out liking the practice. People need to feed their familys and up to 87% get us from agent referal. Just can not wait for that to change. Anyone know the status of the attempt in opening MLS listings to the public.?id="blue">

It was very sloppy with a big piece of Styrofoam stuck in the middle,so I hope I get to do a final walk through.It makes no sense for that piece to have been there,but it makes me wonder how it got there.Nothing like hind sight.If it was a poor or amatuer attempt at a patch that might be a possibility,but do we test floor drains? This devoloper is promising an one year warranty on a one year old project.

  12. There was a double stack laundry over in that area with floor drain,so I am pretty sure.Floor drains can run like that.

    So basically what you guys are trying to say is an over flow is needed only when the spout can go below the rim due to cross contamination possibility.

  18. Sure I will catch heck from Mr Katen,but got to try sticking my neck out there sometime. I vote for 60 amp and guess THEY are refering to meter rating. Personaly I think even 100 amps is substandard.
  19. Thanks Jesse. It was CMU in the attic. The inspection went well as I am starting to enjoy myself when on the job.You were posting at the same time,so I will add yes first townhouse and it felt good with the developer there to show him what was wrong,and needed correcting. So far I have refused to market other than the internet,but am slowly getting more response. Will never sell out,as I might not have much but sleep well at night.Of course having a flexible job doesn't hurt.(Comcast) Now to the report.I go 24 hour turn in.

  23. I have a family member whom actually prefers working with the sellers agent,as the agent smells keeping both sides of the commision. Sensing a double commision can cause concessions to made on the part of the buyer,so it is all in how you play it. If you think about it he may be on to something.

  25. There is no trick. What problem are you having as it is not hard to find?. If you really need it you can buy a simple circuit tracker.
