  1. http://www.arcways.com/pdfs/IRC2000a.pdf Thanks got this one using your input. Never new about the 4" rule as I thought they had to be solid.
  2. Hi... I took out the original question involving grounding upon realizing they are using the conduit, which is common in Chicago. In my report I will mention the lack of access due to a stubborn developer. Red flags do not write up well.
  3. Found out through call that upside down is OK One breaker is allowed but still wonder if it is connected properly. No pigtail. Also ceiling lights not on that circuit
  4. The developer would not allow me access to the common areas, stating between the walls only on this three unit condo. Problem is can I just assume this is a remote distibution panel? Also can one AFCI breaker control (2 )bedrooms as seen here. Another thing is the panel is upside down. Download Attachment: painel.jpg 43.11 KB
  5. I am experimenting and changing things all the time. Steve I thought I was using Times Roman as I read somewhere that people find it the most relaxing due to the fact it is what newspapers use. Still I will check into that as my own screen is 27 inch and may give me a different perspective.
  6. Hi Philip..Guess what. This was todays inspection and the developer would not let me inspect the common areas,or the roof. Spidey sense is still tingling. Maybe just to much caffeine. (3 unit condo)
  7. Hi Randy..Just checked in at Active Rain to find the source. You are better off not knowing,as a few of the inspectors over there like to argue.
  8. Huh! Is there a begining to this thread.
  9. Yes ..the foundation should be exposed
  10. Been noticing an awful lot of these metal stairways at the back of multiple dwelling units with no risers. This is something I have been writting up as a hazard.Am I correct.? Download Attachment: stairs.jpg 33.48 KB
  11. Wow over load. Believe it or not I explain how I got three sites right on the front page of chicagolandhomeinspection. Without going into a lot of detail the simple answer is to check and see my rankings on the search engines.(hint:links) With no training what so ever I am totally out ranking some quite experienced pro's. Four months ago I could not even type my threads on this forum.Thank you Dragon Naturally Speaking which I no longer need. I agree 100% on the Elliott Home Inspection site comments and will get around to a totally different look. Steve's site is Kick butt, however I am planning something a little different as I feel one must realize people are in a hurry, and not interested in to much detail. (I do appreciate Blunt Comments)
  12. Actually if the glass was rated properly, would that be a bad thing? However cleaning would be a PANE.
  13. I will say it. Take Paul Abernathys Grounding and Bonding PowerPoint download and save it to your computer.Last time I checked it was on his site.[ http://www.nachi.org/groundingbonding2007.htm This is open to all, however I see you are with both.Gee- the way people talk you would think that was against the law or something.
  14. They actualy have a galvinized pipe version where you drill the hole . It does work better, but that kind of pipe is slowly going into the sunset.Guess I can throw those out. My big point is they do make 1/4inch shutoffs. These are threaded and easily and screwed on with proper compression rings for the copper tubing feed.
  15. Nah.. we just like Bonnie she sounds like good people.
  16. Ok I won't look for smoke candles, but it sure did sound kinda cool.
  17. Good point.
  18. I would think SOP might not include actually inspecting something like that, since it could be looked at as not part of the structure.

    EIFS Mix

Direct apply seems to imply,no flashing or weeps. Is that the old system.
  20. Les I remember the thread on your famous smoke machine ,but where do you buy smoke candles.?
  21. chicago

    EIFS Mix

Dryvit yes a brand name but TAFS-what is that.
  22. Hi Gary..the reason for why they are not to good on copper is the copper's an soft metal that warps out of shape easily. When you install one you have a tendency to crank the screws hard and with uneven pressure.Plus those self tapping bits often break off,the gaskets leak after a while too. All I can say is the vinyl dryer vents are sold and installed too.Just not a good idea.
  23. Not to be a buttinski however no one mentioned that the bond screw should be checked. As in not screwed down at the subp......opps remote distribution panel.
  24. Had a garage incident recently, and the repair guy said he had more concerns with the bottom bracket where the cable attaches and it is a good idea to check for signs of rust. Saw no mention but were you talking tension or compression spring.Sure I do not need to mention safety cable.
  25. Yes in some areas the are prohibited and you should never use them on copper. I more than likely installed hundreds of them. Off story I know of one guy who actually tapped into a gas line then ran the thing to the ice maker. In general though they end up leaking or clogged when used with their intended victim, the galvanized pipe.
