  1. Funny thing. The listing agent mentioned a few days ago was arguing that roof to wall flashing is fine behind the brick, the broker agreed it was wrong, and no houses in the neighborhood used copper flashings. She did this as we stood looking at the front of the house. I pointed to the copper step flashing on the house next door. The broker was grinning and shook his head.
  2. The arguments here work like this: two agents and buyer attend I show up with the summary unless a requested repair list is provided I ask for receipts form contractors. They were notified at the booking I require HVAC, plumbing and elec to be licensed I say corrected, poorly done or not done for each item after 30 to 90 min of looking listing agent spouts off I have a letter from the city, we did not agree to do that or all the houses are that way client looks at me, I respond, you know what I think and as discussed at the inspection, I back my opinion with manufacturer installation instructions, the code or my opinion that it looks like manure. I also will not debate but I am stuck there. Perhaps I will now require no "other" side parties be present. 20 - 45 min driving each way. 30 -90 on site. 125 - 150 for the re-inspect = low wages but as of yesterday the pay changed.
  3. I think we need to start a discussion about doubling our prices. I inspected a 6k sf, 4 year old home today. Needless to say there is a lot to write. The buyer already stated they would want a re-inspect. It's time to adopt Mike's pricing. So, don't ya'll all believe we should double our prices.

  5. Basically I found who I believe the manufacturer of the product. The edges are in need of repair and the coating needs to be reworked. I have no idea what this involves and provided him with the info to contact the manufacturer. I also found a research paper one the maintenance and repair of the product. They only wanted $40 for the paper. I'll let him buy that. I wish I could sow into the trust more but that's what I have.
  6. I do them. I don't like doing them. The hourly rate is lees the the full inspection. The other "side" is almost always a pain. Side note: Had the listing agent bring her broker with her to the second re-inspect last week. The broker saw her make an A** of herself. I know the broker. He's a good man. I'd have loved to be a fly on the wall later in the day. As has been said, the agreed upon work is seldom done well or at all. I do require invoices from contractors and licenses are required. Re-inspects are a loss item. The interaction with all the parties drives the return down. IMHO performing them is a good way to cement your future relationship with a client. People remember good service and we are consumer advocates. Is your business growing through this recession?
  7. Mark, The marina is on a freshwater lake. Many thanks to Bill. I spent a couple hours searching and reading up on the product. Our client appreciated getting up this morning and having additional information to base his decision upon.

  10. The guy rely on me, and I on ya'll at time, when the run into something odd. I just had to drop by and look at this house. Below are a couple of comments my guy asked for help on. 1. Roof covering status: I take it you have described it. --- There is a substantial amount of damage on the edges of this roof system. There are also cracks in the surface of the material. they will eventually allow water to enter the attic but I found no water entering the attic space today. Considering the roof’s condition and its unusual composition, I recommend you have the funds set aside to remove all of this material and install a more conventional roof system. 2. Walls Material: Thin, approximately ½Ã¢â‚¬
  11. Ya'll are on my concerns. WHO would even know how to repair, if it can be, properly? A member of the AIA owns the house. Sorry SH. Good to see my fellow redneck posting. At this point we plan to document the damaged areas and tell the client to have a deep pocket to be able to install something conventional. Scott this is on the south side of Main Harbor. Just down from the party boat.
  12. Drawing on the brain trust here. One of my inspectors came across this today. He called me to come take a look at it. As best as I can tell it's a series of cement panels, covered with a mesh and portland based coating, sealed with a elastomeric product and a coat of white paint. As the photos show, the edges are in poor condition and there are cracks that extend through the portland coating.   14. Before you do that talk to Dom. $20 or so a month to host and use his templates. It works. I'd say more but my wife takes care of web stuff and marketing.
  15. The product is not flawed. The installation detail are the problem. As has been stated, we have been using split face for years in the commercial world. My company was involved with inspecting a large school bond project over a 3 year period. In general we had no problem with the masonry work. The exception was a single school addition. There was a lethal combination of a low quality contractor, a mason who did not care and an architect who did not walk in integrity. I reported to the school's construction department on a daily basis but even with that missed deadlines, efflorescence and cost overruns occurred. Each of the three above was involved with other school projects but it was the combination of the three that led to problems. For the record, we used the heavy grade version of the moisture resistant block.

  21. He's not talking about iron pipe Mike. It a poly pipe. You will have to go to an irrigation supply house (john Deere Landscapes, Keeling, or whoever is in your area) and purchase fittings.

    I've inspected a few new construction homes with the condensing unit sitting in the kitchen. The HVAC contractor would set the unit and start the system up in time for the final walk through. I could not imagine purchasing a new home in that neighborhood. I've also been in million dollar hoods (that's saying a lot with our housing prices) that have had all the high-end appliances stolen out of the new homes.

  25. I'd vote EPDM. I see it here in my local area on dinked up roof valleys occasionally.
