  1. What is the problem with running a HP in heat mode in the summer?
  2. So now the disconnect is the main panel, right? I only see 3 conductors going to the sub panel.
  3. I was visiting some friends in Park City one 4th of July and at around 11:00am a house on the other side of the narrow valley started celebrating early, I thought. It sounded like fireworks and it looked like fireworks. Within a few hours the 8000sq ft house was completely engulfed in flames. Turns out that the service panel started the whole mess.
  4. Lots of houses originally had shake roofs, which breath better. When changed out to the comp with the solid sheathing then venting has to be updated. And of course with the new roof the bath exhausts get left to where they only vent to the attic.
  5. These are photos from November. I'm sure I didn't measure them and or did not see any I.D. on them at the time. I was just cruising through my photos and thought what the heck. I take like 140+ photos per home. You gonna make me go to my report and see what I put? Looking at it right now I'm like, "What the heck is that". OK, I went to my report and only mentioned the wires being bundled and an electrical contractor should evaluate. I missed this deal till now. Pray for me. But what's up with that?

  10. Yep, or I wouldn't have bothered to take the photo. I like it when there is a new panel on the outside of the house then live K%T in the attic and crawl.

  13. Most of the houses I see are below 300 feet and within 5 miles of the ocean. Snows this low maybe once every other year an inch or two and lasts about an hour. Above 1000 feet it snows 10 to 30 times. I go inland about 30 air miles and up at 4500 feet there is a 4 foot snow pack for a month or more usually. My wife who does independent insurance claims work sees burst pipes from cold weather once in a while. The number one claim for house damage is water and that us usually from water heaters, ice makers, and dishwashers.

    On a similar note, a friend called me a couple weeks ago regarding a bunch of tiny ants falling from his ceiling. There also seemed to be thousands out behind his siding. He was a biologist for CALTRANS prior to retiring. I recommended a pest guy who confirmed they were not termites, but didn't know what they were. Finally found out they were Booklice, also called psocids. Pretty much harmless. Now they are all gone for some reason.

    I got these photos from my wife who is an independent claims adjuster. Owners had siding that was bulging so they removed it and here you go. There were two water sources discovered. One being the grab rails inside the shower. The other a leaking hose bib. One shot shows the little critters. Are they termites? They are smaller than what I have seen, but are otherwise ant like.
