  8. Yes, thanks again for all your help. I would do the same if I could. I was downsized out at 54, jumped into this gig cause I was a good inspector just as the RE started to go down in 06. I'm 58 now and no one wants to hire an old goat other than to trim their yard. So, I'm stuck with it. I did one inspection in October. OK. There is no box to check to subscribe to this. Just one to include my profile signature??

    I bet the rain is blowing in, dripping down the squar cut faces and getting sucked into the OSB-Styro, and with no vent it just sits in there rotting away. Thanks everyone.

  12. I was looking at a roof this morning with my wife, the claims adjuster, where there was ridge venting only. The comp shingles were on top of OSB that had 6 inches of Styrofoam type insulation sandwiched between another layer of OSB on the bottom. Across the field you could see where all the rafters were as if zinc had been dripping down from above. Many rafter bays were a bit sunken and the bottom edge of the top sheathing was moist and rotting. The interior drywall of the cathedral ceilings showed no damage. I wonder what is going on. No photos.

    Heck, I missed the notifications. John you are right about the toilet. Thanks Douglas for all the info. I only caught the flat vent part of the problem, but did recommend a plumber.[:-paperba One of these days I'll be a tenth as smart as you guys!
  14. I R a computer dumbtard and have 3D. I read the directions of how to set it up many times over. Cooked my brain for many hours and could not figure it out. My son who is hot on the computer had some problems helping me out, but eventually got it. They offer classes that you have to pay for on teaching you how to use it. Does that tell you something? It works well, but at any moment I'm waiting for it to screw up and I no longer pay the yearly thing. I'm going to get a newer computer soon too and 3D tells me that my system won't work on a newer one, but they be happy to sell me a newer version, bless their hearts. I'm glad Philip asked this question because I'll be looking for another system too.

    But then again, the drain just below those two may be for that sink. There were no other plumbing fixtures beyond this area. Kitchen was on other side of house.

  19. The sad truth is I have nothing better to do and it defused an idiot. An idiot can take you to court and waste a lot more time than that.

  21. The only complaint I have had so far was from an owner. My phone rang and a nice sounding guy asked if I was the inpsector that came up to X town. Then sweetly asked if I had insurance. Then said he was going to sue me for ruining the deal. Went on about how those flexible bellows type drains were made for that purpose. On and on about a bunch of stuff. His buddy with him was a home inspector from somewhere and I did not know what I was doing. Perfectly fine for the bath to exhaust into the attic. I just listened to him, kept explaining why I said what I said. Conversation went on for about half an hour or more. I never heard from him again.
  22. I looked at house a while back that was selling for 48k. The girl working at the hot dog stand at a miniature golf place was buying it. Her boyfriend was there during the inspection and kept acting like they could handle the problems I was seeing. Couldn't find access to the crawl. Bummer. I was talking to the neighbor and she just saw a rat run across the street and go underneath the pit bulls house.
  23. Deck was probably added after the flue was there, by the owner. They did a nice job except for the intake and heat thing. [:-taped] What's the problem? It's been that way for months now.
