    Here's one from two weeks ago. The elapsed time is serveral hours, probably because we have union termites here. If we inspectors had a union, there would be 1 inspection per day with (2) 15 minute breaks and a lunch. That's when the profession 'matures' of course...

    If you all started an HI org with the level of expertise and professionalism I'd expect, I'd join on day 1. No question.

    Well it would be tough after that to say "signs of damage, likely due to wood-destroying insects. See a licensed exterminator..." What did you do for the clients? Tell them were termites, or just show them the video and let them decide?

    Clients do appreciate it when I tell them the same. But it's always verbal if they're standing there while I just spent 10 minutes figuring out the master bath controls all the bathrooms or something... Never goes in the report. BTW, this is an awesome pic. Genius!

    I had one so tight I could only get halfway back, but I'm glad I did. They had the center beam of the house held up by 4 jacks that had no footers and weren't secured to the beam. I actually was able to grab it and move it around, which scared me right out of there. I could get just close enough to get a picture and let them know the whole set needed corrected. The seller was...not pleased. I can't imagine it's cheap to get people to work in an area with less than 10" clearance. 170 lb frame and I was almost touching my chest to the joists!

    Bill, I just had water come from my nose.[:-crazy] Not too often something comes along to make me completely lose composure, but that pic did it!

    Great tips. Thanks for the info guys. You rock. BTW, I think I'm going to start the picture from the roof thing, but I'm also going to include a pic of the deepest corner of the crawlspace. I really feel like I earn the fee in that area of the house as much as any other!

    Hey guys, I'm just looking to get a feel on what's common. The SOP doesn't require an inspector to dismantle anything. Taking off 'readily accessible panels' is required, though. The other day, though, someone called inspectors lazy out who don't unscrew the fan housing and remove it to see what's going on by sticking their head up its, um, hind quarters. How many of us do this? I certainly don't because dismantling any part of the house isn't in the normal expectations of anyone. Or am I wrong or in the minority here and I need to get a little more invasive? (Which I'm not comfortable doing without more training!) Thanks.

    Doesn't this break the 6-Hand Movement rule for emergency cutoff? I understand the number was greater in the past, but I was taught that there should be no tapping of the main wire before the main cutoff for the home. That makes it an unsafe situation, right? That's how I'd have written it up. Just replacing the whole box is an excellent recommendation for sure!

    About same here. Clothes Dryer - I only report on built-in appliances, so No. Door stops - Yes TP dispenser - Only if multiple missing/broken in home. Not one-off. Shower rod - Yes - I just advise not to use shower without it. Seems like a CYA item to me. Towel bars - Only if multiple missing/broken in home. Not one-off. Window screens - present, not present HW temp - only if more than 120.

    Besides hearing your great insights on roll roofing, I just added the word Schlub to my vocabulary. an awesome word that we can let die with the ages.

    Agreed. I would list it as a side note in the bathrooms section. More as a courtesy to the buyer. I treat the inspection as a chance to tell them what they're buying, including things they may just want to know... not having any bath bars or TP holders is as frustrating as having a room with no overhead light. Which I also call out..."Hey, be ready to buy a lamp." It definitely isn't required but I can't fault you for wanting to let them know.

    Ha! Yeah, my wife installed one of those. The timer is on my side of the bed instead of under the sink.

    The outlet can be next to, but not directly above a bathtub or shower. It looks like this outlet is directly above the tub's "footprint" so I would write it up as a safety hazard. Given the age that the fixtures appear to be, this pre-dates current codes but the hazard is there nonetheless. I believe it's code 406.8©. I don't have my codecheck book handy...just google which I hesitate to quote, especially in a report.

    I prefer adhered. Adhesive adheres. On a side note, did the shingles still have the plastic strip covering the tar strip on the bottom side of the shingles. Some roofers save time by leaving that 2" wide plastic strip in place since the shingles usually still melt together pretty well. But the ones that take the time to remove that strip sure leave a much better roof in place. These guys look like they didn't have a clue what they were doing.

    Ok Terrence, you have interesting timing. I got mine in yesterday. Was very excited to see it. I had the exact same thoughts on the picture quality. With the pixel count it should at least be able to have a 3x4 picture with decent quality. I can't see hardly anything with this thing. I'll be calling the manufacturer today to find out if I'm doing something wrong. If not, sending it back.

    Yep, clear. I think between all of the comments from you guys it answered my questions and hopefully websail's as well since he really started the thread.
