  1. If it was me, I would stuff unbacked fiberglass batts between the joists and staple up Typar or Tyvek housewrap to hold it and to form a wind barrier. Then I would skirt the place, with rat-proof metal flashing around the base of the skirting. I've used perforated metal soffit covers split in half for that.
  2. Bad enough to install it for himself and his own family, but for him to sell the place with that setup, that is ignorant and criminal, IMO. Unbelievable. Wilma, is it lit yet? Wilma, put down the phone and go light the gas like I asked you to. Has it ever been serviced by a gas heating contractor? Of course it has not.

  5. I see a 4-wire feeder leaving the main disconnect panel. But I see only a 3-wire feeder entering the bottom of the breaker panel. That is enough for me to call for an electrician to check this out. In my area, that would be wrong, but your local authority might have his own rule book.

  12. They coulda done worse than a bit of rock wool if it really is rock wool. Even asbestos isn't too bad if it's soaked in syrup. [] I got a kick out of this dog's breakfast of insulation.   13. 10 years is what I use. The radioactive ingredients lose potency. Photoelectrics are a different technology but until people learn the difference I will just stick with 10 years.

  15. Hey Jer. "Marrettes" is a Canadian term. They would call them wire nuts here on this Yankee board. []. Out this way, we call them "Marr nuts". No doubt if you have found connections that were made with electrical tape alone, there is a good chance you will find the same in the bathroom light circuit, possibly at the switch were there is constant motion of the device. You should have an electrician go thru all the affected circuits methodically and repair all those flaky connections. Go to the big box store and find a book on electrical circuits. If you see a red book written by P S Knight, buy it. Good luck.
  16. Sloppy workmanship would pretty well cover it, IMO. We normally expect them to put a layer of gravel on there to protect the tar from the elements and prevent that type of thing.

  18. Mike, we see two grades of T-locks here, the heavys which are very good, and we're actually seeing less and less of the crappy EICO stuff. They stopped making them about 1999 and they only last 15 years. That is what I suspect these were, the cheap ones.

  24. Right. the better sniffers can be adjusted for sensitivity. The one I have used an oddball wafer type battery. NFG when the battery is dead, in fact, dangerous. If conditions are right, you can check polarity on an ungrounded receptacle. If they've installed a polarized receptacle, like a 3 slot with no ground, the sniffer will tell if the narrow or wide slot is energized. Back to the OP, yes, I try to test 240 outlets if they are accessible, sorry.
  25. I will often check the slots with a voltage sniffer. It is not a voltage measurement.
