  3. Dumb question. Electrical water heater has copper piping for about 18 inches then changes to plex plumbing. Most of the house is plex including the main line coming to the house. Does the water heated need to be bonded back to the panel?
  4. I agree with what Darren and Steven. I inform my clients and put it in the main report. Darrens writing is better then mine so it will be replacing what I use.
  5. Scott, The reason is no cable here. The phone lines are the wrong type and I'm not going to pay what that what to bring it in on the air waves. I live in the woods.
  6. Other things that where missing where ARC Fault breakers and smoke detectors in the bed rooms. There is no model home. This is a small subdivision. I have to have info to back something up before I write it up. Most of the new homes I see has the holders installed. I did not tell my client that they are suppose to be there. I said I see them in most new homes that I inspected. Unless I find some thing that says they are to be there I will not say anything in my report. The home is outside the city of Tuscaloosa which the builder and the subs also work in and the city is under 2003 IRC.
  7. I inspected a new home yesterday where there is no AHJ. It was missing the usual items for a home that not inspected by a AHJ. In the bathrooms the towel rack and paper holder where missing. My client and his agent told me the builder said he would install them for a fee. To me this is part of the bathroom. I am looking for info to back this up. Thanks for the help

  9. I use an Action list(safety issues and major repairs). It is the same as a summary, I just wanted to be different. I tell my clients it is the items that I think are the main concerns, ask them to read the whole report. This is also type at the top of the action list. It also has the photos that I include in the report.
  10. Mike, Charles is right use a inexpensive printer. When I use one on site I have a small suitcase I carry mine in and I set it up on the kitchen counter with my laptop.

  12. About 3 weeks ago I did a house I did 18 months ago. I did not remember inspecting the house until I see it. I remember things about the inspection. The mold behind the basement bathroom That the roof had homeowner repairs and the high moisture reading and stains on the basement walls. The agents had told me last year that the septic lines had back up in the house and had cause the damage. The paneling in the basement had been replaced the area the mold was, was now paneling. It use to be Sheetrock. I ask my client if they had told him about the basement and they had told him. The city had to clean the tree roots out of the lines. Someone had did a lot of remodeling of the place. I found in the attic some areas that the insulation was missing and after I review my report from the first inspection I had not noted any missing insulation. It turn out that my first client did not by the house the owners had took the house off the market and took my report which that was not suppose to have and had did repairs.
  13. I have one of those gauges. I got it to check the gauge of the sheet metal I was working with. If you have trouble telling wire sizes take a small piece of each size and put it on a board or something that you can look at while you are at the panel
  14. I was not part of the tear off crew but they said on one house that the company I work for there was 5 layer on top of a wood sake roof and the last layer was nailed on with 16 penny nails. I see eight layers. Cannot tell from the view how many are starter layers. Most roof over I see does not use a starter strip.
  15. I would check the height of the other mailboxes and set this one to match their height.
  16. I use PDF Producer. I got it at Office Depot. The sample reports on my web site is produce from it.

  18. I have been seeing a lot of strange things in stick frame attics these days. No purloins where I think they should be. They are use what looks like a knee wall sit up. The AHJ is passing them in their inspections. Could someone recommend a good book on framing. Yes Mike I am down loading your manual.

  21. In new construction in my area most of the sprinkler systems have there own supply line and meter coming from the street. The added on systems are tied into the home supply will drop the water flow into the house when it comes on. I would suggest getting its own supply line from the main line at the street supply line.

  23. The ones I have seen used a water heater for back up on them days you where not there to put the wood in. Remember time is money. If you have the time to do the firewood yourself you will save some money. If you don't have the time and you have to pay someone to do the firewood you will not save the money.
