  2. I could not find any paper work. I will get to the dealer in town. To me It does not look right. I believe the manufacture needs to check it to see if it meets their guidelines.

  4. Todays inspection. In the wall between the master bedroom and the bathroom is a see through fireplace with gas logs. This is mounted above the whirlpool tub. There is no glass doors installed. Could not fine any paper work on the fireplace. I would like some input from you if this is right or wrong. I will be doing some web searching as I and doing my report. Thank for the info

  6. I take training classes to help me be a better inspector. I do have to have 20 CE a year. I get about 35 to 40 That ASHI will take. I also take about 15 that ASHI will not take as CEs. I will be taking the class anyway. I pick up the text book for the course today and started reading it. If some one wants to rewrite this and show me a better way, GO FOR IT!
  7. Well this is one middle-aged adult that is trying to improve his writing. I started out with the check boxes and I have got away from them. It limits what you can say and report. I what to inform my clients not confuse them. So I will take the time to do this. You are never too old to learn if you want to.
  8. What is the size of the opening at the risers? If I remember right you can have an opening of 6 inches in the corner where the railing go down the steps.

  13. The panel is inside the home as the exterior panel is on. My main concern is the large copper wire on the neutral bar going to the water pipe. Thanks for the input from everyone. It is the first time I have seen it this way. To me there is no need for the large copper wire.
  14. It is a sub panel. I should of turn off the flash when I took the photo The neural is floating. yes the grounds ends run past the bar. The EGC runs to the water lines just like the exterior panel does. The interior panel has been replaced. Most of the house has a 2 wire system.
  15. I can not tell by looking at the photo. Isn't there suppose to be a metal cap flashing on top of the window?

  17. Jim How about a photo of a proper s-trap?
  18. Here is mine Safety Concern Old ungrounded receptacles have been replaced with modern 3 prong grounded type receptacles giving the illusion that they are grounded. The original wiring of the house did not provide for grounded receptacles. These new receptacles should be connected to ground, replaced with 2 pong outlets or GFCI receptacles where appropriate. While it is considered acceptable to leave older equipment in place that does not meet modern standards, any item you replace must meet them. Any appliance that has a three-prong plug must be provided with a grounded receptacle for safety reasons.
