  1. Yea, I saw that - Interesting It went from 2959 on 31 Nov (when State Licenses Expired) to 1650 on 31 Dec. There will be some late renewals, but I’m thinking that those of us who can hang in there will be all the better situated when the market turns around.

  3. Here is a roof that looks to be less then 5 years old. Geee Wizzz Here is what I plan on putting in the report - I'm open to feedback. "The roof’s shingles are not installed correctly – in fact they are installed very poorly. It is clear this application was done by armatures (see pictures). The cut outs between the tabs should be no closer the 4 inches to one another and must never fall directly over another cut-out in the row immediately below it. The tabs should be staggered over the center of the tab below it. Some shingles near the chimney are out of place, which likely indicates they were not nailed correctly. Based on the poor quality of what is visible I assume there are other problems that are not visible. You’ll need to employ a qualified roofing contractor to fix the problems.   5. Yes, I agree it is very important to embrace every opportunity to help new a new divorcee cope with all the issues at hand: home ownership is certainly one of those issues I like to help with – it just makes me feel good inside.
  6. If it was my inspection, I would tell my clients verbally what I observed, I would not put it in the report.
  7. Jersy, Have you talked with the contractor that installed the roof? They should be able to answer your questions easier then someone who has nver seen the house. I have never heard groaning as a result of a ridge vent, but from what you wrote, it has something to do with air movement. Do you know if you have soffitt vents as well? If not, that could be the problem. Sorry I can't answer you question, but check back as there are some pretty clever folks that hang out on the site.

  10. Yes, I saw the transformer but did not consider that the outlet was feeding the light socket. I was thinking the outlet was the end of the circuit. I should have pulled the fuse to see if it killed power to the outlet. Anyway the report is gone and I said something about a goofy repair that needs to be corrected by a sparky. Thanks all it is always an education around here. Man this I should get CE credits for hanging out in this joint. Thanks All!
  11. I can't remember seeing this before. A fuse in the light socket and then the wire runs to an outlet x4. My thought is that they put a fuse in the socket so when they overload the outlet with the TV/VCR, etc.. they would not have to go out to the garage to change the fuse. I'm not sure what to say about it, other then "have a sparky evaluate...blah, blah, blah which is a cop out because I don't know what to say about it. Thoughts.     Gas Prices

    I've been wondering if those of you who raised prices over the summer due to gas prices have now lowered them?

  16. That is how they are always installed. I may get corrected, but I believe that is how they are designed to be installed.

  19. Doug, I believe the short answer is moisture caused it. Since the house is empty and the mold is in the closets, my guess is there was high humidity from not running the HAVC combined with no air movement or light in the closets allowed the stuff to grow. I would help educate my customers by sending them to http://www.epa.gov/mold/ I would recommend the drywall be replaced.
  20. It is only 0647 in the morning and I've learned something already. Its the schematic that shows the max and type of breaker. I'm going to take a picture of every panel label I see for the rest of the month (maybe year) and study it carefully. Thanks Jim / Brian

  22. It is a 100 amp service and there are 20 slots. They have 3 - 240v breakers and 18 120v breakers - 8 of which are tandum breakers so there are 2 circuits on each slot.

  24. Thanks guys - the report is gone. I could find nothing that said it had to be such-n-such so I just wrote the following on the fly. I'm sure I could have word-smithed it a bit, but it had to go out. "The electrical panel is completely full with no room to expand – since the breakers are not clearly labeled it is not evident if there are unused circuits available for use if the basement is finished. The panel should have been sized with enough room to accommodate additional circuits for future expansion such as a finished basement or hot tub. Ask the builder to clearly label all the breakers in the panel and to indicate which ones are for future expansion. If no circuits remain available then an electrician will need to expand the capability before future expansion is completed. "
  25. There is a gas furnace and an electric water heater with no wiring running to it.
