  1. I don't believe it is approved testing device. I would not use them or the canisters.
  2. The only green pipe I even seen is a garden hose. Does it feel like a garden hose or is it hard like a pipe?

  6. I'm looking to build a new website. I built my last one and coded it all in all in HTML and uploaded it all to Go Daddy, it was very time consuming.... Does anyone have a website builder they would recommend. Something user friendly that I can manage content myself... I only need a few pages, nithing to complex.

  8. This is a push-matic type panel from 1981. I know that Cuttler Hamer and Square D have breakers that are designed for 2 circuits. Looking at these breakers it looks like these may have been desiged for 2 circuits - but I don't know - which is why I'm asking. Does anyone know if this breaker is designed for 2 circuits?   9. Starting 1 June most multi-family housing units (5 or more units) being refianced or purchased with a HUD backed loan will REQUIRE Radon testing of at least 25% of ground units.   10. No I don't see how it cold be right. It has to extend at least 12 above the roof line or past the expected snow load, so maybe they get a lot of snow and that is why it was extended. If you have the make and model of the furnace you could look it up. Below I have cut and pasted two sections from the instrustions to a Nordyne Concentric Vent Termination Kit for Condensing Furnaces http://www.nordyne.com/Literature/7083660.pdf NOTE: If assembly needs to be extended, the 2 pipes supplied in the kit may be replaced by using the same diameter, field supplied SDR-26 PVC (D2241) pipe. Do not expand dimension "D" more than 60 inches "Do not operate the furnace with rain cap removed. Recirculation of combustion products may occur, or water may accumulate inside larger combustion air pipe and flow into the burner enclosure. Failure to follow this warning could result in product damage or improper operation, personal injury or death."
  11. I don't know if this will be helpful information or not since I have never seen or heard of an air source heat pump augmenting a domestic water heater, but here it is none the less. In a geothermal system there is usually something called a desuperheater. It takes the heat that is being removed from the house (in the summer) and transfers it into your hot water tank. If there are two water heaters connected in series then only the first water heater is piped to the coLd-water inlet. The 2nd water heater receives preheated water from the 1st.

  15. Yes Kurt I realize that. I find it interesting that the advanced deterioration is so precisely defined along the course of shingles that corresponds to about where the attic floor starts. I think ventilation played a role in this pattern of deterioration and it was not just by chance the shingles aged this way.

  17. I though they just painted them to match the roof color or at least so they do not stand out as much. I've never seen an unpainted PVC stack with any form of deterioration.

  20. A little off subject, but I got a call yesterday to inspect a bank. The current owner has a requirement that any inspector have $2 million in general libility coverage. I don't have that much. so no bank inspection. I thought that was a pretty high number, what the heck could I have done to cause $2 million in damage. In 8 years of full time inspection I've nver caused more then $50 in damage.

Around here I can pull up any property in the county records to see the year built, sq footage etc. They will sometime have it listed as" "Actual Year Built: 1929" "Effective Year Built: 1984" The MLS will probably have 1984. The effective year is when major renovations occured. However, I have still found active knob-n-tube wiring and other old house problems in houses with an effective year built of say 1984. I do not usually look houses up on the county web site, but I do on occasion when it is obvious the house is older then what is being advertised. I put both dates in the report. It is also useful when somone does not know the age or size of a house.

  23. This is the newest FPE I have ever seen. Home built in 1987. 2 panel - 200 amps each. The cover is different then the older FPE panels I have seen. Also most of the breakers are not the commonly found red breakers. However, ever breaker has a small label stating it is FPE. & UND LAB. INC Listed... There are several FPE GFI breakers which I have never seen and they all triped. There was a FPE warrenty card on the wall also - that I know is worthless, but thought it was interesting. I thought they were well out of business by 1987. I assume this panel / breakers has the same issues as the older FPE panels. When I see these panels I am very clear with my customers about there history and poterntial dangers and strongly recommend they be replaced. Today, I was surprised at how new they were and the underwirtier labels puzzled me too. I told my client I would I do some additional research before making a recomendation.   24. I have a chimney sweep that I work with if someone request a level II inspection; which happens maybe once or twice a year. He charges $189 for the level II unless he has to clean the chimney then it is $269.
  25. I think they are called " Tree of Heaven" they gow like weeds along fence lines and other places lawnmowers don't get to well. They are a real pain.
