  3. Offer to do a new inspection for THEM! After all, the old report is nine months old. -
  4. Wonder why they don't just do away with the condensate pump and let both drain into the same lift pump? -
  5. Some days I just feel like being a smart ass so here's a couple of quotes from Mignon Fogarty for you, Kurt. (By the way, ellipses are THREE ellipsis points, not eleven and you left out the spaces.) "You should not allow the sweet lure of ellipses to muddle your ability to write a complete sentence." "The author of one of my favorite books, Punctuate it Right, feels this way about writers who use ellipses to imply that they have more to say: “It is doubtful that they have anything in mind, and the device seems a rather cheap one.â€
  6. Might want to check the dictionary definition of append, Kurt. It's just as applicable as your fancy words. -
  7. There's a ton of free PDF printer software out there. Some work well, others not so. The handiest ones will let you print several documents or files or spreadsheets, whatever, to the same PDF file by appending each one as you print it to the main PDF.
  8. Bummer. Way too late for me. I'd have liked to hear it. -
  9. Dang moderators anyway! I understand somebody has to censor US, but they shouldn't have the power to censor themselves. It happens to fast that way and we miss some good vulgar and inappropriate stuff! -
  10. I seldom agree with Barry. In fact, I seldom read Barry. But on occasion I do find agreement with him, such as the case linked below: Bargain Hunting for a Home Inspector

    Good work!

Hmm, no heat? Probably frozen piping burst and caused significant water damage. -
  13. Kids were standing in the pumpkin patch to have their pictures taken. Click to Enlarge 93.69 KB Note: Not my creativity, but my wife's mixed with some plywood and paint.
  14. Buyer's respones to my follow up e-mail: ======= I think the current owners are a little angry about the thorough inspection you did. They didn't have one done and it cost them $18K. I, my loan officer and my agent think a home inspection is well worth what I paid. ======= Yeah, there were some other issues, such as the tear off and replace deck, but the above was the "big one". = Click to Enlarge 81.54 KB
  15. You just ain't a hitting far enough out in the boonies, Jon. There's several houses out off Harrodsburg road near the river that are still on cisterns. I looked at one outside of Corinth today that was still on a cistern. 1/4 mile off the highway. $4,000 to connect to public water. Nobody has spent the money yet. I don't know that I've seen a well system here in Kentucky. THey were quite prevalent out in northwest Nebraska. Kentucky groundwater must suck! Here's an online PDF map of wells in the Central Kentucky area. Sure ain't very many of them. http://kgs.uky.edu/kgsweb/olops/pub/kgs/mc30_12.pdf -

  17. Wouldn't happen around here: See (2)©. (Yeah, Kentucky Plumbing Code has its very own quirks. Note the 2 inch and 4 inch requirements.) Section 14. Temperature and Pressure Relief Devices for Water Heaters. (1) A temperature and pressure relief device shall: (a) Be installed on each water heater on the hot water side not more than three (3) inches from the top of the heater; (b) If a marked opening is provided on the water heater by the manufacturer for the temperature and pressure relief device, be installed according to the manufacturer's recommendation; and © Be of a type approved by the department in accordance with this administrative regulation and 815 KAR 20:020. (2)(a) If a water heater is installed in a location that has a floor drain, the discharge from the relief device shall be piped to within two (2) inches of the floor. (b) If a water heater is installed in a location that does not have a floor drain, the discharge from the relief device shall be piped to the outside of the building with an ell turned down and piped to within four (4) inches of the surface of the ground. © The relief device may discharge through an air gap to a sump basin, service sink, open receptacle or other point of discharge in which equivalent safety shall be provided as approved by the Division of Plumbing. (3) A relief device shall be installed on a pneumatic water system.
  18. Quite a few underground (and above ground) propane tanks around here. The standard here is that ownership of the tank remains with the propane supply company that installed it. You can use it as long as they do the propane. Want to switch companies, then switch tanks. There's usually a company label on the underside of the tank lid. Haven't ran into the company being out of business issue, yet. -
  19. Go back to InspectAPedia and read the article on Water well pressure tanks. http://www.inspectapedia.com/water/watertank.htm
  20. Here's a change of floor plans for you! Been heating and cooling the attic for the last six years. Makes me wonder how much that's added to the owner's heating and cooling bill over those years? Click to Enlarge 39.21 KB

  22. ZenOK review Does coming on forums like this and posting their crappy links really do them any good. Especially with such eloquent responders as Jim Katen!
  23. Mike, It didn't work with Vista. When I switched to Windows 7 a few months ago, I never bothered to check because FastStone does so much more for me. My bad. But I'm sticking with the FastStone. THANK YOU again for the tip on the camera! By golly, I notice that you saved 31/100 of a KiloByte on that resize![:-monkeyd
  24. You're welcome, but thanks are due to the person that tunred me on to it. I used to use the Microsoft Powertoys Resizer in XP, but it didn't work when I switched to Vista and now Windows 7. (EDIT: Oops, as Mike O points out below, ReSizer apparently works with Windows 7.) Someone on here or one of the other inspector boards turned me on to FastStone! Does so much more than the old one. Watermarks, Batch Resize, Batch Rename, Flip rotate, add text, change dpi. Lot's more I haven't played with. AND, it's FREEE! I primarily use the Batch Resize and Add Watermark. Yeah, I'm limited. But with the Pentax W90 and FastStone, I'm a pig in heaven. Click to Enlarge 70.54 KB All of which reminds me, THANK YOU MIKE O FOR THE TIP ON THE PENTAX W90. YOU have made my life easier with that one tip. I appreciate it. -
