  2. iPhone with AT&T works great for me IN MY AREA! But I note that Verizon either now does, or will soon, offer the iPhone.
  3. Mine says: (edited as necessary) The front door operates acceptably however, the door has a deadbolt that requires a key to open from the inside. How are your children going to get out in an emergency? Generally accepted nationwide safety practices call for exit doors to NOT require a key to operate to allow for emergency exiting. I recommend the installation of a deadbolt lock that has a thumb turn on the inside portion of the lock. I also recommend that you change all locks upon moving into the home. That way you are assured that no one else has a key to your house. You should also change the code on the keypad for the garage door.

  5. HomeGauge here. System by System report (Though I follow walls during the inspection) 45 min to an hour for the report. Most problems input on sight. LOTS of photos (typically 100 or so) though not all go in report. Serial numbers etc are photo but not in report. Use for age determination. Camera functions as my digital notepad. Pictures and hand signs better than written notes as my handwriting sucks.

  7. Thank y'all for your input. Yes, it appears that the original unit was sized for the first floor and then the basement was finished later. When asked about it by the buyer, the seller said he'd had load calculations performed when the basement was finished. When the buyer asked for a copy of them, they were nowhere to be found and the seller couldn't remember who had performed the load calculations. At last contact, the buyer was asking for load calcs to be performed and provided to the buyer. -

  9. Perlite is more like Styrofoam and wouldn't crumble to powder for me. Will "expanded" perlite crumble to powder?

  13. Any suggestions on this comment: I am concerned that the size of the heat pump may be inadequate for the size of the finished area. While I note that the only way to properly determine Heating and Air Conditioning size of unit to size of house is to do a load calculation (outside the scope of this inspection), I also note a "rule of thumb" (NOT A LOAD CALCULATION) generally indicates a range of 500-700 square foot per ton of cooling. The model numbers (Interior: WestingHouse B4VM-X60K-C & Exterior: Nordyne FT4BF-060K) indicates that this is a five ton unit. 5 x 700 = 3500 square feet. You told me the finished area was, first floor - 3122 sq.ft - basement - 2,000 sq.ft. Total finished square feet of 5,122. I recommend that you consult with a heating and air conditioning contractor to ensure that this size and efficiency of unit can handle the 5,000 plus square feet of finished area.

  16. And as of tomorrow, perhaps even late this evening, it's just gonna get even worse. The temperature is already above freezing and tomorrow and Saturday we're supposed to have a heat wave of over 50 degrees. All that ice is gonna melt and start soaking into stuff. For the owner's sake, I sure hope they have good homeowner's insurance. They're really gonna need it.

Eventually it'll catch up to you and you'll drop like a rock in the rankings. There's a right way to do things and a wrong way. One of my competitors hired them and they put MY vehicle picture on his Google listing, submitted fake reviews, gave him a business address in the middle of the University of Kentucky Campus, etc. It'll catch up.
