  1. pics? What you are describing is confusing. Are you taking about the same rafter and it's connection on either side of the home or are the wires running at 90 degrees to the rafters?

  3. If you are in a snow zone which I think you are,the footing depth must be below the frost line. 36" to 42" Those are surface footings. call your local building department for their requirements and stop confusing yourself with answers that are not helping you.

IRC 2003, Section M1601 Duct Construction, M1601.1.1 Above-Ground Duct Systems: Item #7 Stud wall cavities and the spaces between solid floor joists to be utilized as air plenums shall comply with the following conditions: 7.3 Stud wall cavities shall not convey air from more than one floor level. 7.4 Stud wall cavities and joist space plenums shall be isolated from adjacent concealed spaces by tight-fitting fire blocking in accordance with Section R602.8. Common sense would indicate that you should recommend an insulated flex retun install as an upgrade because I am only seeing the fire blocking in the code section. It looks like they used the loophole to their wallets advantage.

  6. Looks like mildew stains from high moisture off the well tank. Mildew is mold. Was the well tank single wall or double.

  11. You should have thought about siding replacement before you installed the windows. Now as an afterthought and to sue materials you want to lower the value of your home if not make it unsellable. If you were goung to buy a house that had cedar nailed on top of stucco what would you think? Stucco if installed correctly is a great finish and eeasy to maintain. An d now you want to cover it with a 20 year material? HUH? REpair and pnt your nie stucco house and sell the shingles on ebay!

  13. I always run a tub as if I were using it normally just to see if it will fill hot. Many do not and any large tub with a 40 gallon tank is suspect even if it does. I always let people know that when Mom takes a bath, no one else uses any hot water or you will be in it, "Hot water" I mean
  14. Looks like a tank support, but there would have been 2 of course. Older hot water storage tanks were set on those sometimes.

I would state that the insulation is damaged and fiberglass particles will be entering the air system and that professional cleaning and repairs to the system will be required to prevent future occurrences. Not every particle gets caught by the filter and you don't want anything to do with the ones that get through.

  25. A circulating system on a water heater insures hot water as soon as you open a tap. Usually in large houses where money is unimportant. The timer would start the circulation early in the am when people wake up and shut it down at night. Guess he lost some in the stock market. So where sid theyt set the monitor. On top of the water heater, next to the vent. Improper placement. radon test should be in a living area. Not a mechanical room.
