  1. John, Not from my client, but the insurance company is requiring a complete roof replacement because of missing granular.
  2. Inspected a roof back in March; here are some photos. What would you say about this roof?

March 2018 meeting minutes from NJ Home Inspectors Advisory Board; Incoming Correspondence Nick Gromicko, Founder, InterNACHI RE: InterNACHI Marketing Program January 25, 2018 Mr. Gromicko responded to the Committee’s request for additional information regarding a proposed marketing program which would provide real estate agents with a complimentary prelisting inspection on homes for sale which could be uploaded to their on-line property listings. 3 Mr. Gromicko stated that this marketing program has not yet been launched. He further advised that he would address any further questions from the Committee regarding the program’s development and InterNACHI’s intentions if requested. Can someone explain the end game here?
  4. Here's what I found at yesterdays inspection. Some ugly, some not so ugly.
  5. In newer townhouses, I've seen where there is a 'clean-out' door about 18 inches below the dryer connection.

    Oil Tank

    What, if anything would you say about this oil tank. The stain is just that, a stain, not wet.

  9. They were installed in the offices on the last school I did 2 years ago. Start-up and trouble shooting was a big problem. There were some internal control problems that took a long time to get parts from the factory. After the initial start-up difficulty, they seemed to be working fine; no call backs from the school.

  17. Depending on the height and length, don't forget the additional weight/pressure against the foundation. i had one that was about 4 foot high and the entire length of the house that was causing foundation problems.
  18. The first photo shows a newer toilet with a fill valve that fills the tank thru the tube but also drip down onto the 'float'. Actually I had 2 do the same thing on this inspection.   22. I do; and I would say I find cabinets nailed about 10 % of the time. I find drywall screws about 50% of the time.
  23. Actually, 'freezing' is a concern. I have seen a 1 1/2" vent pipe that came thru and extended about 2 feet above the roof. The entire interior of the pipe was 'frosted' over. That's why running a vent on the exterior wall is a no no in cold climate areas.
  24. Weird wiring- A sub panel is located directly under the main panel. The branch circuit wiring runs thru the main panel into the sub panel. However, the grounds and neutrals of the sub panel circuits are terminated in the main panel. I'm pretty sure this is wrong but need some confirmation.
