  11. I don't know about Mississippi, but here in NJ, they collect a boat load of money for all the CE classes; I'm pretty sure it costs $100.00 for every class you want to get approved.

    No trap

    I did an inspection last week that had a bathroom in the basement with an ejector pump. I found there was no trap in the shower (the shower had a tile floor). When you flushed the toilet or ran the sink (including a wet bar 15 feet away), you could hear the water running under the shower. The buyer e-mailed me this link http://www.thesureseal.com/. Besides ripping out the tiles and pan, does anyone have another option; what's the opinion on this 'seal'? Thanks

  18. As whats needed in the OP photo, the correct term is fireblocking. However, in the field, the term firestop or firestopping is still used when referring to filling the annular space around any penetration through a fire rated or smoke barrier assembly.
  19. Yes; it needs fire stops at every level. including the attic.
  20. New Jersey has been under the National Standard Plumbing Code which prohibited the use of AAV's unless the use was designed by a 'licensed design professional'.   21. If it's on new construction, the super/manager should have an MSDS sheet on it. That should tell you what it does.
  22. Several years ago I attended a seminar administrated by the NJDCA (New Jersey's board for building codes). The speaker, an engineer, stated he actually specs the insulation be installed with the vapor barrier installed facing the crawlspace as thats where the moisture is located. My inspection yesterday had the same installation except it was foil faced. Here's my section of the report: "The insulation is installed with the vapor barrier facing the crawlspace. Although it goes against common building practices, some engineers and architects recommend this installation because it will prevent the crawlspace moisture from being absorbed into the insulation. Since I see no current problems, keep it as installed."
