  1. Does anyone have a reference that states a building inspector must be called out to inspect siding? That's not a requirement here in NJ.
  2. What would you say, if anything, about this condition? Thanks Click to Enlarge 38.89 KB
  3. I attended a seminar a couple of years ago that showed this type of vent (never seen them installed). I include a link to Airvent.com whenever I find lack of attic venting (about 90% of the inspections. http://www.airvent.com/homeowner/produc ... edge.shtml
  4. When I see CSST that's not bonded (about 99% of it is not), I report it and include the attached. This way I don't have to field phone calls from electricians telling me I don't know what I'm talking about or asking how to do it. Download Attachment: CSST bonding.pdf 509.05 KB
  5. I did one about a year ago on a 1.1 million brand new house that my clients passed on. The builder sent me a letter from the installer saying it was done correctly and all that other BS. I sent all the code info to my client who backed out of the deal. To be honest, I'm still waiting for the lawsuit to come.

  8. Zappa did that while on tour. The difference was the panties he collected were 'used' ('tiny skid') and a quilt was made that went on tour. It was hanging in the Atlantic City 'House of Blues' a couple of years ago.
  9. The door went all the way to the ceiling. Thank you gentlemen.
  10. Does anyone know if it's required to have an operable 'window' on top of a shower door when a steam unit is present in the shower. I've usually seen them present except for yesterday's inspection. Thanks

  13. Same way a townhouse development in Riverdale got CO's when the furnaces & water heaters in the garage closets were slightly elevates but not the required 18 inches. Some inspectors don't know the codes.

  16. Gee, I hold it didn't leak. That would be a lot of hand digging.
  17. I can them out every day. Someone trips and get hurt, guess who's on the hook. Risers, treads and rails; that's where most accidents happen.
  18. This is what I used to do for well flow; I 'think' I got this from US Inspect relo jobs. Run the top sink & tub for a total of 30 minutes. After 30 minutes, turn off the sink and fill 3 gallons of water in a bucket within 60 seconds.
  19. Motion sensor?
  20. I thought Kenny Hart & Joe Denneler were pretty good. The one Wed late morning with Joe Denneler had 12 or so people in it; that blew my mind the fact he was going over state laws and past cases and only 12 or so people were interested.
  21. Yep; right after that class was over, I had to run to where Kenny Hart had the furnaces set up just make sure I was thinking clearly.
  22. I wonder if it's the same owner who stood in front of a class of about 100 inspectors and, with a straight face declared a fan assisted furnace is considered a Cat III appliance and Cat III appliances are the most used appliance there is; all of this on his power-point presentation that was given out as part of the class.
  23. Did you ever post them; I'm looking for a 2006 guide also. Thanks
  24. The NJ Plumbing code requires 'joints where fixtures contact walls or floors shall be caulked or otherwise made water tight.'.
