  3. Two missing. Few homes in my market have insulation but when they do I move it.
  4. Richard improved on my design. He added Epoxy. Must have cut off a cheap roller frame. I used a Wooster. It's got a thicker rod, don't ya know.

  9. Concrete is not my strong point. This is in a garage in a new construction. To me, it looks as though they got behind on the finishing and added too much water.   10. So, in about 15 minutes they made the cuts and installed the rods from top plate to the foundation. How long were the rods the kid was carrying? Would not some sort of a turn buckles be needed after the fact? Or could the rods the kid installed simply extend up into the wall a short distance? Did you shake them? Get it? seismic..shake

  12. There is no parge coat. The coat would take care of the holes. If they had bothered to apply one.
  13. There is a fine line between brave and stupid. That fella crossed the line a long time ago.
  14. I learned something from Hansen a while back. The paste serves as a lubricant to allow the multi strand to be properly torqued. Sorta like engine building. There are no specific requirements for using the paste. For the record, I've never seen an electrician with a torque wrench at a residence.
  15. Try the local PD supply store. Mine (2) are rebuilt and I'm out in about 15 min.
  16. Good ones are not cheap. "CO Experts model 1070" Replace every 2 years. The great pan maker Brian G. has shared this on several occasions.

Walk from the house Buy the house and accept the risk of failure Buy the house and pay a carpenter to make the neede3d repairs -- the route chosen. Mike, I take a different route. Most of the munis are decent guys but they have all the typical excuses. I joined the local BO org. I sit with these guys monthly over a meal and we talk about stuff like this. Slowly they are coming around and looking for the things they should be. The same muni who penned this letter now looks at the way furnace vents are installed. Typically long horiz runs and/or short vent height above high pitch roofs. Same agent, muni, different client and builder met me at the house in question on the vent. We went through the IRC sections on the items the builder was whining about. In that case the muni made the builder do the right thing. I'm more of a sugar guy than one who will p#$$ in their Wheaties. It's the southern way.
  22. Manufacturer trumps codes bubba. Every time. Best, I think, to go straight to the manufacturer, and bypass the codes bubba(s) entirely.   23. I just tell them I don't light log sets for two reasons. I don't like looking like a fool trying to figure that model out and no one would like to smell the hair on my arm burn. Have the owner show em how it works. As has been said before, most get it.
