  6. Guys, this thread is all tapped out.
  7. I take no notes and a fair number of photos. With my laptop in the kitchen I can insert basic comments from memory as I go. I insert a bit of jibberish where I wish to place a well thought out comment later. Most of the report is completed before I leave the site. I either go to lunch or home and run spell check to replace the jibberish. Insert photos as desired and use the photos as memory prompts for anything I forgot on site. This system works well for me and allows me to have a life once I leave an inspection. IT works quite well most of the time.
  8. A decade ago I got a deal (FREE) on a new radiant top range. The glass was cracked. It cost a bit over $200 for me to purchase the glass.
  9. Not far off. It was a sea of fire when the vapors filled the garage to the level of the flame. It was a rather quick burn off. The adhesive on the carcasses we were gluing up did catch fire. Things we do to make ourselves feel foolish.
  10. Has this turned into a confession thread? There was the time the GC I was working for, notice the blame shift, had us installing plastic laminate on a set of kitchen cabinets we were building. It was winter and we were working in the home owner's garage. Our heater was a portable kerosene model....................
  11. John, The comment was directed at myself. Actually... both? Owner bought/flipped (1958 house) and tried to bypass several things, this was just one. I told him about a highloop and trap on same level as fixture, said to have it fixed by a licensed plumber who knows what hes doing. Also, I'm new to inspections but I sit down with every client and go over my report and explain every page with them along with answering questions, Is this customary? It only takes 30-40 minutes. A realtor said it was odd, normally a drop and go.
  12. Brevity or laziness?
  13. Yes and no
  14. I don't believe so. The 240 circuit would not be completed so there would be no current to the elements.
  15. In my market the utility company places plastic sleeves over the two prongs on the output side of the meter to turn power off. Perhaps Bubba only removed one cover.
  16. Have you ever seen a mini split? http://www.minisplitsystems.com/
  17. I've found no downside to removing Adobe. I use http://www.foxitsoftware.com/
  18. Howabout "limitations of the existing distribution system"
  19. Other than having a "professional" pull the cover and take a look, just HOW does anyone "evaluate" a panel's condition. I suppose the breakers could be removed and the bus bars examined. Are we naive enough to think a " professional" is actually going to apply an increasing load on a breaker to determine when it trips? Is that even a valid test? Is there a protocol? Are comment like this not simply "don't blame me comments". Food for thought.
  20. Zoned manifolds and utilizing the appropriate size tube for the outlets will reduce energy usage and wasted heated water. Another concept behind PEX. http://www.zurnclassaction.com/
  21. I'll take it you could not read any print on it. PEX or really really cold copper!
  22. I've responded "Great open it up. I need to look at the electrical" well.....I ain't gunna do that. Bad day today. Hot, tired, sweaty, then I get a zoid get in my face whining it passed code. Made me want to cuss. The buyer's agent was the only one with a cool head. Real decent lady.
  23. I had a discussion with the lurking "guru" a while back. What he left me with affirms what Billy bob said. The one detail that differs is the installation process. As I remember it, the compound should be applied to wire with emery cloth. My own thought would be to apply it directly to the set screw for the threaded connection. The NEC does not require it's use but it is needed to properly torque the set screw. Only some cable manufacturers require it's use on their products. We will loose the war of calling it's omission from AL cable but we can win a war on the proper torquing of the connection.
  24. What looks like asbestos shingles have been used as the siding material on this home. Lab testing of the material is the only way to verify their content. Repairs to asbestos shingle siding should be approached with care, as any breakage of the shingles releases asbestos fibers, which are designated by the EPA as causing cancer. Shingles should not be scraped, sanded or drilled for fear of releasing fibers. Any shingles removed should be disposed in a proper manner, consistent with current EPA regulations. Some damage was found in the asbestos siding. Due to the safety issues with asbestos it is no longer available. There are other products which come close in appearance to some designs of this siding - but not all designs. This may limit your ability to replace this siding.
